✨ Karin’s Fairport Favorites: Mescolata Boutique ✨

If you’ve passed Mescolata on Main Street and haven’t stopped in yet, Gina has a message for you:

COME IN! 💗

Because this is one of those boutiques that’s even more fun once you get through the door.

Mescolata means “a blend” or “a mix” in Italian, and that’s exactly what Gina has created. Colorful clothing, denim, funky accessories, locally made jewelry and pieces from local artisans, all thoughtfully mixed together in a shop that feels fun, welcoming and completely its own.

What I loved most about talking with Gina is that she wants you to leave feeling better than when you came in.
Stop in on your lunch break. Pop in after a long day. Get honest advice. Try something you normally wouldn’t. Have some fun and give yourself a little reset.

And the woman behind it all? Before creating this colorful little corner of Fairport, Gina spent nearly 20 years in corporate banking. Talk about a change of scenery! 💕

This is exactly why I started Karin’s Fairport Favorites. There are some pretty amazing people behind the businesses we pass every day, and I want you to know them.

Next time you’re on Main Street, go say hi to Gina. ❤️

Do you ever have those days when you get a little reminder of exactly why you do what you do? ❤️ This was one of those days for me......

My borrower (he's been my client since 2018!) has had a lot on his plate lately, so today I helped him knock out a couple of underwriting conditions and take a little of that weight off.

His message back to me honestly made my day. And I think, in a small way, helping him made his day a little easier too.

This job is about mortgages, yes. But more than that, it’s about helping people through moments that can feel stressful, overwhelming, and heavy.

Sometimes they just need someone in their corner who says, “I’ve got you. We’ll figure this out.” I knew it, felt it, and just did it and look what the world gave me back.

And today, I really needed this reminder (thank you, Scott). ❤️

𝐄𝐯𝐞𝐫 𝐡𝐞𝐚𝐫𝐝 𝐭𝐡𝐚𝐭 𝐫𝐞𝐧𝐭𝐚𝐥 𝐢𝐧𝐜𝐨𝐦𝐞 𝐜𝐚𝐧 𝐡𝐞𝐥𝐩 𝐲𝐨𝐮 𝐪𝐮𝐚𝐥𝐢𝐟𝐲 𝐟𝐨𝐫 𝐚 𝐦𝐨𝐫𝐭𝐠𝐚𝐠𝐞? It’s not always as simple as “I have a lease, so we can use the rent.”

Fannie Mae recently updated how rental income is evaluated in certain situations, including departing residences, investment properties and short-term rentals.

If you’re thinking about renting out your current home so you can buy the next one, buying an investment property, or using rental income to help qualify, reach out to me.

The goal isn’t just to have rental income. It’s to make sure we can actually use it.

𝐓𝐡𝐢𝐧𝐤𝐢𝐧𝐠 𝐚𝐛𝐨𝐮𝐭 𝐦𝐚𝐤𝐢𝐧𝐠 𝐚 𝐦𝐨𝐯𝐞? Send me your scenario and I’ll help you figure out what the numbers and guidelines look like before you commit to anything.

📌 Save this one if becoming a landlord or buying an investment property is somewhere in your plans.

For the right borrower and loan program, there may be another way to document your income, including using your 𝟏𝟎𝟗𝟗 𝐞𝐚𝐫𝐧𝐢𝐧𝐠𝐬 instead of qualifying the traditional tax-return way.

This is 𝟏𝟎𝟗𝟗 𝐞𝐚𝐫𝐧𝐢𝐧𝐠𝐬 real-life scenarios I promised you.

One more coming. And it’s for my self-employed people. 👀

Think your income is “too complicated” for a mortgage? 𝐃𝐌 𝐦𝐞 “𝟏𝟎𝟗𝟗.”

𝐑𝐄𝐀𝐋-𝐋𝐈𝐅𝐄 𝐌𝐎𝐑𝐓𝐆𝐀𝐆𝐄 𝐒𝐂𝐄𝐍𝐀𝐑𝐈𝐎 #𝟏 👇

You’ve probably heard the term 𝐃𝐒𝐂𝐑 thrown around…but what does it actually mean?

In simple terms: 𝐰𝐡𝐚𝐭 𝐢𝐟 𝐲𝐨𝐮𝐫 𝐩𝐚𝐲𝐜𝐡𝐞𝐜𝐤 𝐝𝐢𝐝𝐧’𝐭 𝐦𝐚𝐭𝐭𝐞𝐫? 👀
For the right investment property, it may be the property’s cash flow that helps qualify the loan, not your W-2 income.

This is #1 of 3 real-life scenarios I promised you. 𝐓𝐰𝐨 𝐦𝐨𝐫𝐞 𝐜𝐨𝐦𝐢𝐧𝐠.

Have an investment property scenario you want me to look at? 𝐃𝐌 𝐦𝐞 “𝐃𝐒𝐂𝐑.”

P.S. Know an investor who needs to hear this? 𝐒𝐡𝐚𝐫𝐞 𝐢𝐭, 𝐥𝐢𝐤𝐞 𝐢𝐭, 𝐨𝐫 𝐭𝐚𝐠 𝐭𝐡𝐞𝐦 𝐛𝐞𝐥𝐨𝐰.🏠

💡 𝐏𝐑𝐎 𝐓𝐈𝐏 𝐅𝐎𝐑 𝐇𝐎𝐌𝐄𝐁𝐔𝐘𝐄𝐑𝐒💡

Thinking about asking the seller for a $𝟏𝟓,𝟎𝟎𝟎 𝐩𝐫𝐢𝐜𝐞 𝐫𝐞𝐝𝐮𝐜𝐭𝐢𝐨𝐧?

You may want to look at another option first. 👇

Here’s the math on a $500,000 home with 20% down:

1️⃣ $𝟏𝟓,𝟎𝟎𝟎 𝐨𝐟𝐟 𝐭𝐡𝐞 𝐩𝐮𝐫𝐜𝐡𝐚𝐬𝐞 𝐩𝐫𝐢𝐜𝐞e = about $𝟕𝟗/𝐦𝐨𝐧𝐭𝐡 in payment savings.

2️⃣ A seller credit of about $𝟗,𝟑𝟎𝟎 𝐭𝐨𝐰𝐚𝐫𝐝 𝐚 𝟐-𝟏 𝐛𝐮𝐲𝐝𝐨𝐰𝐧 = about $𝟓𝟏𝟏/𝐦𝐨𝐧𝐭𝐡 𝐢𝐧 𝐬𝐚𝐯𝐢𝐧𝐠𝐬 𝐭𝐡𝐞 𝐟𝐢𝐫𝐬𝐭 𝐲𝐞𝐚𝐫 and $𝟐𝟔𝟐/𝐦𝐨𝐧𝐭𝐡 𝐢𝐧 𝐲𝐞𝐚𝐫 𝐭𝐰𝐨. 🤯

And here's what makes this interesting:

You're actually asking the seller for 𝐋𝐄𝐒𝐒 𝐦𝐨𝐧𝐞𝐲, while creating significantly more monthly payment relief for the buyer during those first two years.

The smartest negotiation isn't always about getting the lowest purchase price. Sometimes it's about 𝐬𝐭𝐫𝐮𝐜𝐭𝐮𝐫𝐢𝐧𝐠 𝐭𝐡𝐞 𝐝𝐞𝐚𝐥 𝐬𝐨 𝐲𝐨𝐮𝐫 𝐦𝐨𝐧𝐞𝐲 𝐰𝐨𝐫𝐤𝐬 𝐡𝐚𝐫𝐝𝐞𝐫 𝐟𝐨𝐫 𝐲𝐨𝐮.

Every buyer, loan and transaction is different, so before you decide what to ask for, so let's 𝐫𝐮𝐧 𝐭𝐡𝐞 𝐧𝐮𝐦𝐛𝐞𝐫𝐬 𝐚𝐧𝐝 𝐜𝐨𝐦𝐩𝐚𝐫𝐞 𝐲𝐨𝐮𝐫 𝐨𝐩𝐭𝐢𝐨𝐧𝐬.

If you bought a home 𝐛𝐞𝐟𝐨𝐫𝐞 𝟐𝟎𝟐𝟐, answer this without looking it up:

A. Less than $50K
B. $50K–$100K
C. $100K–$200K
D. $200K+
E. Absolutely no idea 😂

🚨 Realtors: Appraisals are changing November 2nd.

UAD 3.6 will change how Fannie Mae and Freddie Mac appraisal information is collected and reported, and there’s already some misinformation floating around about what agents and sellers need to do.

Here’s what’s ACTUALLY changing and what you need to know. 👇

The best mortgage hack? Don’t assume there’s only one way to finance a house. 👀

Rate matters. But so do your loan structure, cash to close, seller credits, timing, and what you’re trying to accomplish after closing.

That’s why I’d rather talk strategy than just quote you a rate.

Buying in the next 6–12 months? DM me “HACKS.” Let’s look at your options before you start making offers. 🏡

One of the biggest misconceptions I hear is: “I’m self-employed, so getting a mortgage is going to be impossible.”

Not necessarily. We have loan options designed for borrowers whose income doesn’t fit neatly into the traditional W-2 box.
Depending on the situation, we may be able to qualify borrowers using things like:

✅ Bank statements
✅ 1099 income
✅ Profit & loss statements
✅ Alternative income documentation

If you're a 𝐛𝐮𝐬𝐢𝐧𝐞𝐬𝐬 𝐨𝐰𝐧𝐞𝐫, 𝐢𝐧𝐝𝐞𝐩𝐞𝐧𝐝𝐞𝐧𝐭 𝐜𝐨𝐧𝐭𝐫𝐚𝐜𝐭𝐨𝐫, 𝐜𝐨𝐧𝐬𝐮𝐥𝐭𝐚𝐧𝐭, 𝐟𝐫𝐞𝐞𝐥𝐚𝐧𝐜𝐞𝐫, 𝐨𝐫 𝟏𝟎𝟗𝟗 𝐞𝐦𝐩𝐥𝐨𝐲𝐞𝐞, don't assume you can't qualify just because your tax returns don't tell the whole story.

𝐑𝐞𝐚𝐥𝐭𝐨𝐫𝐬: If you have a buyer you've been hesitant to send to a lender because they're self-employed, send them my way. Let's take a look before we tell them no.
