The REO market is shifting—and the numbers are sending a clear message: opportunity is building for agents who are prepared to move.

In this July 24, 2026 edition of the REO Broker Real Estate News Update, Mike Sanborn, Executive Director of REOBroker.com, breaks down three critical developments that could directly impact your business, your pipeline, and your next REO opportunity.

Foreclosure filings are up 14% year-over-year, while REO completions surged 45% in Q1. At the same time, regional markets are moving in dramatically different directions, with REO inventories exploding in areas such as Colorado, Alabama, Washington, and Florida, while markets like Atlanta and Chicago show signs of cooling.

But perhaps the biggest warning—and opportunity—comes from the FHA market.

FHA delinquencies have reached 11.5%, the highest level in five years and significantly above conventional delinquency levels. With first-time homebuyer distress increasing, the potential for additional FHA-related REO inventory in Q3 and Q4 could be substantial.
