One of the most common questions I hear is: “Should I buy a home now or wait for prices to drop?” My response is simple: Can you afford the monthly payment with your current income? Will you still have 3–6 months of savings after purchasing?

I love the 203k streamlines. They have made it even more pleasing to utilize

FHA 203K "LIMITED" RENOVATION LOAN NOW GOES TO $75,000 !!!

It went form 35000 to 75000.

If it’s a property that is cash only, sometimes you can offer with a 203k no repairs needed prior to close.

Program Highlights

As of last year, several homeowners Insurance companies stopped issuing policies or have limited how many consumers they will have on their books in California. Companies leaving California, just to name a few, Allstate, State Farm, Farmers, and AIG, AmGUARD Insurance, Falls Lake Insurance and Chubb Ltd.
They are stating the exit is due to becoming too expensive to operate in California. They also state catastrophic wildfires are the main reason many insurance companies say they can’t afford to stay.
If you currently have policies with these companies, you may want to call them and ask.
1. How long will you continue current coverage in California?
2. If I have a claim will my policy be in jeopardy of being dropped?
3. Will my insurance premiums go up and how much?
I would definitely if anything have a conversation so you are educated on what may happen in the future.

Combine a FHA 1st mortgage with a 3.50% closed-end 2nd mortgage for Zero Down Payment !!!


Requirements -

• Must have AUS Approve/Eligible Only. No manual underwrites allowed.
• No DTI cap as long as you have a DU approval. (Most DPA’s have a DTI cap)
• Conforming loan amounts only
• 600 Minimum FICO score (Most DPA’s require at least a 640 score)
• 1-2 Units okay. Owner must occupy one of the units.
• Manufactured Homes okay (No single wide’s)
• No Income Limits (Most DPA’s have income limits)
• No 1st time buyer requirement
• Non-Occupying Co-Borrowers allowed. (Most DPA’s don’t allow this)

For the 3.50% closed end 2nd -

• Can be used for either down payment or closing costs.
• Closed end 2nd mortgage. Term is for 10 years, repayable and not forgiven.
• Rate is 2% above selected FHA rate for the 1st mortgage.
• 2nd will not subordinate, so no FHA streamline is available, The 2nd would have to be paid off in full when borrower decides to refinance.
