First time buyers in general are dealing with a lot:

• “Are rates too high to buy right now?”
• “Do I really need 20% down?”
• “What if something breaks right after I close?”

My approach with first time buyers is simple:

1. Get clear on your budget and comfort zone

2. Look at all your down payment options (DPA, gifts, retirement, savings)

3. Talk through the trade offs so you can make a confident decision

Sometimes the best move is to buy soon. Sometimes the best move is to wait and follow a plan.

Either way, you deserve straight answers in plain English.

If you’re a first time buyer and want a no pressure starting point, comment ‘FTB’ or send me a message.

Many of the people who end up needing a mortgage never start by talking to a lender.

They start with their:

• CPA or accountant
• Financial planner
• Divorce attorney
• Other trusted advisor

I work with a lot of clients in who are in the middle of major life events and need mortgage guidance that supports — not derails — the plan they already have with a professional.

If you’re a financial planner, CPA, or attorney in New Mexico and you want a mortgage partner who:

• Stays in their lane (no tax, legal, or investment advice)
• Gives your clients clear, realistic options
• Keeps you in the loop on mutual clients

…I’d love to connect here and be a resource when mortgage or home equity questions come up.

Advisors: if you’d like a mortgage contact you can text when a client question pops up, let’s connect.

Great news - my company, Rate, will be rolling out higher Conforming loan limits starting on September 14th ahead of the January "official" increase for loan limits. They depend on the county and property type (single family vs multi-family) but as of now, the new limit is increased to $845,000 for single-family homes - this will provide additional flexibility at a time when affordability remains a challenge with elevated home prices and higher interest rates.

This is just one example of using my company's platform to help homebuyers identify the most competitive financing options available to reflect today's housing market since the market does not *wait*. Neither should homebuyers!

New Mexico has some great down payment assistance (DPA) options — but most people only hear about them in passing.

For the right buyer, DPA can help:

• Reduce the out of pocket cash needed to close
• Make homeownership possible sooner than expected
• Preserve some savings for emergencies or future goals

The key is matching the right program to the right buyer and making sure the total payment still fits comfortably.

If you’re renting and thinking, “Maybe in a few years,” it might be worth finding out if “a few years” could actually be sooner.

Want a high level look at what DPA might do for you? Comment ‘NM HELP’ or DM me.

Using your home equity to pay off debt can be powerful — and it can also be a bad move if it’s not done carefully.

On the plus side, a well structured cash out refinance or HELOC can:

• Roll high interest credit cards into a lower rate loan
• Lower your total monthly payments
• Simplify your budget into one payment

But it’s not for everyone. You’re turning short term debt into long term debt, and that deserves a real conversation.

Using funds from a Cash-out Refinance to consolidate debt may result in the debt taking longer to pay off as it will be combined with borrower’s mortgage principle amount and will be paid off over the full loan term. Contact Rate for more information.

Rate’s HELOC is a fixed-rate open-end product using your home as collateral. Not available in all states. Go to rate.com/HELOC for information including important property and borrower requirements and restrictions which impact rate and max available loan amount. Subject to approval.

If you’re in New Mexico and staring at a stack of statements every month, I’m happy to review the pros and cons for your situation — no pressure, just clarity.

Curious whether using your equity to consolidate debt makes sense (or doesn’t) for you? Message me the word ‘review’.

“Move up buyers” are some of my favorite clients to work with.
They’re usually asking questions like:

• “Can I buy my next home before I sell my current one?”
• “Can I use my equity for the down payment on the new place?”
• “What happens if my current home doesn’t sell right away?”

A good plan looks at:

• Your current mortgage and equity
• Your ideal budget for the next home
• How to structure the timing so you’re not stuck or stressed

If your current home is starting to feel too small, too big, or just not quite right, it might be time for a move up game plan.

Thinking about your ‘next home’ in the next year or two? Comment ‘NEXT’ and I’ll send you a short move up checklist.

Most people don’t wake up and say, “Today I’m going to talk to a mortgage lender.”

They call me after something else happens:

• A divorce or separation
• A new baby or blended family
• A big job change or relocation
• Debt that’s starting to feel unmanageable
• An inheritance or large gift
• Parents getting closer to retirement

If you’re in one of these life transitions, there’s usually a housing or financing decision coming soon — even if you’re not sure what it looks like yet.

Sometimes my job is to help someone buy now. Sometimes it’s to say, “Not yet, here’s a 6–12 month plan.”

If you (or your clients) are in the middle of a big life change and want to understand your housing options, my inbox is always open.

One of the biggest myths I hear from buyers :

“I don’t have 20% saved, so I guess I’m not ready to buy.”

In reality, most of my first time and move up buyers put far less than 20% down and use a mix of:

• Local or national down payment assistance programs
• Gifts from family
• Carefully planned 401(k) or retirement strategies
• Savings and sometimes seller credits

If homeownership or a “next home” is on your mind in the next 12–24 months, it’s worth finding out what’s actually possible instead of guessing.

Want a quick rundown of which down payment options might fit your situation? Comment ‘DPA’ or send me a message.
