In February of 1877, a group of local citizens formed The Patrons and Farmers Home Protection Company of Ray County. The need arose due to national stock companies being unwilling to offer insurance in the rural areas. In 1901, the Company was re-incorporated as Farmers Home Insurance Company of Ray County. Water in the basement is one of the most misunderstood things in insurance, and a wet week is when people find out.

It depends on where the water came from. A burst pipe or a sump pump that quit while the power was out is usually a different situation than water that came in over the ground. That second one is flooding, and standard policies do not cover it. That surprises a lot of people.

It is worth knowing which one you are set up for before you are standing in it. Ask your agent to walk you through what your policy actually does when water shows up where it should not be. That conversation goes a lot better dry.

In the meantime, the boring stuff helps. Clear gutters, downspouts pointed away from the house, and a sump pump you have actually tested this year.

School start dates in Missouri are all over the map. Some districts went back last week. Richmond goes back August 26. Either way, the buses are about to be out there again.

If you drive a gravel road in the morning, you already know the problem. Low sun, dust hanging in the air, and a kid standing at the end of a driveway a quarter mile from the house. The bus stops where there is no shoulder and no good way to see around it. And the kid waiting for it is not watching for you.

The fix is not complicated. Leave a few minutes earlier than you need to. Everything about that stretch of road gets easier when nobody is running late.

Homeowners. Dwelling. Mobile home. These get used like they mean the same thing, and they do not.

Homeowners is for the house you live in, and it covers the structure, your belongings, and liability.

Dwelling is usually for a house you own but do not live in. A rental, an inherited place, a house sitting empty.

Mobile home coverage is its own thing, built for manufactured housing, because the risks and the construction are different.

If your situation has changed, and especially if a house has gone from lived in to rented out or standing empty, that is worth a phone call. The coverage that was right five years ago may not be the coverage you have now.

Having a record of your belongings makes filing a claim much easier if the unexpected happens. Walk through your home and take photos or video of each room. Note the make and model of major appliances and electronics. Keep receipts for valuable items in a safe place or digital folder. Don't forget outbuildings, equipment, and anything stored in garages or barns. Store your documentation somewhere off your property, like a cloud service. A little time now saves a lot of stress later.

We came home from the Ray County Fair with some very good bacon.

Congratulations to Tru Barham of Lawson 4-H, who brought the top-selling bacon to this year's 4-H and FFA Ham and Bacon Auction. We were proud to be the buyer.

The Ham and Bacon Breakfast and Auction is one of the best traditions the fair has. It takes months of work from these exhibitors and a room full of neighbors willing to show up early and bid. Supporting Ray County youth is a small part of what has kept us here since 1877.

Thank you to the Ray County 4-H and FFA members, their families, the judges, and the volunteers who put the day together. Nice work, Tru!

That means we have been here through two world wars, the Great Depression, countless floods and tornadoes, and every change this state has seen over nearly 150 years. Through it all, our mission has stayed the same: protecting the people and places that make Missouri home. As we prepare to celebrate our 150th anniversary in 2027, we are proud of where we have been and excited about where we are going. Thank you for being part of this journey.
