“I’m so optimistic I’d go after Moby Dick in a rowboat and take the tartar sauce with me.” —Zig Ziglar

My wife read that quote to me last night and said “that’s you in a nutshell!” And then she pulled up this picture as evidence. That’s me in 2019, in my parents' rowboat that I decided to attach my grandpa's old barge motor to, and it didn’t take any convincing to get my brother Stephen to join in, because he thinks just like I do!

Everywhere I go—even while running errands last weekend, this guy insists on coming along for the ride. The amount of energy and excitement he gets just by flying into the back seat of one of our cars is insane.

It used to be me or my wife asking him “wanna go for a ride?” But now all we have to do is reach for our keys and he’s in a very polite sitting position, waiting by the back door. He doesn’t wait for an invitation, he expects it!

We now have to spell W-A-L-K and O-U-T-S-I-D-E and you can’t say the word “snack” unless you have a cookie ready to go. And never say “play ball” if you don’t plan to do it or you will get the ultimate German Shepherd guilt trip stare. Let’s just say it’s highly effective!

It’s amazing the vocabulary and understanding he has for so many words and phrases.

So if you see me around town on weekends or evenings (not usually during workdays—German Shepherd hair and office clothes don’t mix!), don’t be surprised if you see this guy’s big ole furry head in the back seat.

I’m curious, do you have a dog that likes car rides too? And do you have to spell words around your dog? I’m sure I’m not the only one!

Why I still get excited about VA loans after all these years 🇺🇸 It’s not just because of the benefits they offer, but also because of who they were created to serve.

After more than 20 years in the mortgage business, I’ve seen firsthand how powerful the VA loan can be when Veterans and active-duty military understand what’s available to them—and when the person helping them understands how to use it.

In this video, I share a few reasons I’m such a big believer in VA loans, along with a couple things I think every eligible borrower—and every Realtor working with military buyers—should know.

If you’re a Veteran, active-duty military, or work with those who serve, this one’s worth a couple of minutes.

🇺🇸 I’m always grateful for the opportunity to serve those who’ve served us.

One of my CrossFit coaches snapped this picture without me knowing. I was doing box jumps and you can tell by my face that it was a SMOKER! This is how my day starts 5 days a week, usually before the sun comes up.

The workouts are always a mixed bag and different forms of suffering. There’s rarely a square inch of dry clothing by the time we’re done. (My wife Christy Pessemier has warned me not to hug her when I walk in the door after a workout).

But I keep going back because it’s helped me in so many ways. I’m in better and healthier shape than I’ve ever been and I can lift more than I ever have in my life. It’s resolved old neck and shoulder injuries that used to give me migraines too.

It also just sets my mind right for the day in the work I do as a mortgage broker—for all the focus and problem solving, and client interaction. I felt like I did well before and love what I do—but it’s even better now.

I drive by probably a half a dozen CrossFit gyms to go to this one and I’ve been going for over four years. It all started when my wife met Matt Bahen, the owner of S3E CrossFit at a networking event and introduced me. Matt said something about promising not to kill me and that “dead people don’t pay the bills,” and somehow I keep finding myself getting up at 4:45am and driving my truck back to S3E more days each week than not. So far he hasn’t killed me but I think he’s come close a few times!

There’s just something about putting your body through the wringer and coming out stronger that feels rewarding.

Anyone else do CrossFit or tried a workout like this that beats the you know what out of you? It’s addicting, isn’t it?

“It always seems impossible until it’s done.” — Pliny the Elder (paraphrased)

That quote couldn’t have fit this client any better.

He’d only been self-employed for 12 months and had already been told he couldn’t qualify for a mortgage…by 3 other lenders!

The truth is, they weren’t talking to the right mortgage broker.

We have access to a loan program that can use 12 months of business bank statements instead of the traditional income documentation, and it made all the difference for this family.

I’ve learned over the years that “no” often just means someone hasn’t found the right solution yet.

If you’ve been in business for at least a year and aren’t sure you qualify, reach out. There may be more options available than you’ve been told.

Here's something that made my day today!

While my wife was helping me update a few of my social media profiles, she noticed that my team and I are now the #1 rated mortgage broker on Yelp in the Richmond area, with more 5-star reviews than any other mortgage broker in Richmond, VA!

The funny part is... I had no idea. I didn't apply for it, nominate myself, or pay for placement. I wasn't even aware it existed.

Recognition is always appreciated, but what really means something to me is what those reviews represent. Every one of them is a family, veteran, active-duty service member, or homebuyer who trusted my team and me with one of the biggest financial decisions of their lives. The fact that so many people felt we earned a public recommendation is incredibly humbling.

Whether it's helping someone buy their first home, refinance, relocate, or navigate the unique challenges and opportunities that come with a mortgage, our goal has always been the same: make the process clear, straightforward, and as stress-free as possible.

Awards aside, the relationships we build with the people we serve are what matter most to me and my team.

To everyone who has trusted us over the years—and to those who have taken a few minutes to leave a review on Yelp, Google, Facebook, or elsewhere—thank you. Your kind words mean more than you probably realize.

I'm incredibly grateful for all of you.

You’ve probably heard that VA loans never require a down payment. That’s not always true.

One of the biggest myths out there is that VA loans never require a down payment. While it’s true that many veterans can buy with $0 down, there are situations where a down payment is actually required.

In this video, I explain:
• When you can buy with no down payment
• When a down payment is required
• How VA entitlement calculations work
• And how I help veterans and active-duty military solve financing challenges that many people don’t realize have a solution.

Every VA loan is a little different. If you’re not sure where you stand, feel free to reach out. I’d be glad to help you understand your options.

🇺🇸 Happy 250th Birthday, America! 🇺🇸

Two hundred and fifty years ago today, 56 courageous men signed the Declaration of Independence and pledged “their Lives, their Fortunes and their sacred Honor.”

They knew exactly what they were risking by signing that document. They were committing treason against the British Crown—who commanded the most powerful military in the world at the time. Those “crimes” were punishable by death. Many people don’t know this, but almost all of the signers lost property, endured hardship, saw their homes attacked and burned, or served through years of brutal war on American soil. Yet they signed anyway because they believed freedom was worth any cost.

It’s so cool to think that we’re celebrating 250 years of being a free country today, despite unbelievable odds that their experiment wasn’t going to work.

I’m incredibly grateful to live in a nation built on freedom, opportunity, and the belief that ordinary people can build extraordinary lives.

Today, enjoy the cookouts, the fireworks, and time with the people you love. Fly the American flag, proudly. And remember the freedoms we enjoy today didn’t come without tremendous sacrifice.

One of the greatest privileges of my career is helping veterans, active-duty military members, and Gold Star families achieve the dream of homeownership. It’s an honor I’ll never take for granted, and it’s a small way for me to give back to those who have given so much for our country.

I hope you and your family have a safe, relaxing, and memorable Fourth of July.

Happy Independence Day… and happy 250th birthday, America! God bless America. 🇺🇸🎆

-Pictured: 7/4/2018 me and my family at Marine Corps Recruit Depot (MCRD) Parris Island, SC where the USA “makes” Marines. Marines really know how to put on a show and blow stuff up! Still one of the best independence days of my life!

Who Doesn’t Love Stopping at Buc-ee's on a Road Trip?

Road trips always end up including at least one stop at Buc-ee’s for snacks, a quick break, and a fun picture.

My wife Christy Pessemier and I stopped there on a recent drive and our dog Wyatt was very interested in the Buc-ee’s toys… probably a little too interested. (Let’s just say the stuffed beaver didn’t stand a chance if we’d let him have it.)

It reminded me a bit of home buying. There are stops along the way, some fun moments, sometimes a little chaos, and it helps when the process feels simple and easy to navigate. That’s what I’m here to help with.

If you’re thinking about buying or refinancing, give me a call. I’m happy to answer questions anytime.

P.S. Wyatt is a registered service dog, which is why he was allowed inside Buc-ee’s. His favorite section is the jerky section, and stuffed animals and ball toys are a close second.

P.P.S. My favorite thing to get at Buc-ee’s is the “Overbite” chocolate peanut butter shaped beaver. It’s insanely good. Full disclosure though—it’s highly addictive (and high calorie)!
