Foss is excited to announce the closing of bridge financing for the acquisition and conversion of a vacant assisted living facility in Lithia Springs, GA, into an 86-key Suburban Studios extended-stay hotel. The transaction represents a unique adaptive reuse opportunity in the Atlanta market, with the property transitioning from a special-purpose use into hospitality. The surrounding area is anchored by major corporate and industrial users, including Amazon, Medline, McMaster-Carr, and Google’s Lithia Springs Data Center, creating a built-in demand base of corporate travelers and long-term project workforce ideally suited to extended-stay accommodations.
Financing an adaptive reuse asset mid-conversion required a lender able to underwrite the asset's as-is condition, the scope of the conversion, and the sponsor's stabilized business plan for the completed hotel. We partnered with a private credit fund that specializes in value-add strategies and understood the sponsor's vision from the outset.
Foss arranged $4,100,000 in bridge financing at a competitive floating rate, structured as non-recourse with full-term interest-only payments, through a lender with a track record in hospitality conversions and extended-stay projects. Foss ran a comprehensive outreach process and worked closely with the sponsor throughout the transaction, structuring the capital solution, leading lender negotiations, coordinating due diligence, and managing the process through closing.
