Foss is pleased to announce the successful bridge loan financing of Oakhollow Business Park, an 84,469 SF industrial business center in Dallas-Fort Worth.

This transaction highlights what a true full-cycle partnership looks like at Foss.

Our client engaged us early in the process to support acquisition underwriting. From day one, we worked alongside the sponsor to evaluate multiple scenarios and help shape a business plan aligned with evolving industrial/flex tenant demand, specifically reducing office finish-out and increasing functional flex/industrial space.

Within the first 30 days, our team:
• Built the pro forma and underwriting from the ground up
• Refined the investment strategy
• Developed and executed the ARGUS model
• Ran multiple scenarios to finalize the closing business plan

With the foundation in place, our Capital Markets team led the financing process, securing $7M in bridge financing at 70% LTC, fixed at 6.50%, full term I/O.

This was more than a financing, it was a fully integrated effort from initial underwriting through closing, reflecting how we support our clients at every stage of a transaction.

We are pleased to welcome Crawford to the Foss team as Vice President.

Crawford brings five years of commercial real estate experience across investment, development, and portfolio management. Prior to joining Foss, he was part of the Digital Infrastructure team at Blue Owl Capital, where he executed portfolio management functions across more than three funds totaling $15 billion in equity commitments focused on data center development.

His experience managing large-scale institutional portfolios and complex investment strategies will be a valuable addition to our platform.

Foss is excited to announce the recent closing of $18.9 million in debt financing in addition to $13.5 million in C-PACE, for in Garland, TX!

The development will deliver 71 luxury garage condominiums and 10 flex units, purpose-built for high-end vehicle storage, personal workshops, and enthusiast use.

This marks our third deal with the Garages of America team. Garages of America continues to lead the market as the premier developer of luxury garage condos in Texas, and we’re excited to support another standout addition to their portfolio.

This project reflects the full Foss platform. Our underwriting services started at the conceptual site plan and initial underwriting, working through dozens of predevelopment scenarios across site plans, capital structures, and GC budgets. As bids were finalized, we led the capital markets process to structure a regional bank construction loan with an accompanying C-PACE layer, delivering a very efficient capital stack with a low cost of capital.

Post-close, we transitioned into asset management modeling, keeping the model live with monthly actuals and reforecasting to support decision-making throughout the life of the deal, while also providing fund management services for Garages of America Fund I.
