Let’s review the numbers.

Purchase Price: $376,500
Renovation Cost: $150,000
Holding Cost: $85,000 (18 months due to COVID, permitting, engineering, etc…)

All in at: $611,500

Appraised at $875,000

Also, we gave our architect the go ahead to start feasibility on a possible duplex in the back yard.

$263,500 in equity and we now have a 30 year mortgage that our tenant is paying.

Another home run from B5 Real Estate, LLC.

Step 1- buy house on the low (under valued asset) $170k
Step 2- increase rent to current tenants from $800 to $1200
Step 3- refinance cash out...

Uh oh- low appraisal (couldn’t get all our cash back. $157,500 essentially still about $17k into the house

Step 4- rebuttal- comes back at same value. 🤬

Step 5- Take the cash out and apply for a HELOC. HELOC desk appraisal comes back at $290k- 80k over over the 1st appraisal.

BOOM!!!! $120k in equity with cash flow and we didn’t even improve the home after purchase.

Not to mention this is one block away from future light rail. Path of progress. Small wins along the way. Rosemary Bee Oudanonh & Bow Phung
