Did you know you may be able to qualify for an investment property WITHOUT using traditional personal income?

A DSCR loan focuses primarily on the property's rental income and whether that income supports the qualifying property payment.

DSCR = Debt Service Coverage Ratio

Simply put:
Rental Income ÷ Qualifying Property Payment = DSCR

That means no traditional W-2 income calculation may be needed.

DSCR loans can be a great option for investors building rental portfolios or borrowers whose tax returns don't reflect their full financial picture.

Guidelines, down payment, reserves, rates and DSCR requirements vary by lender.

SELF-EMPLOYED? Your tax returns may not tell your whole financial story.

Let's talk about P&L Loans.

A Profit & Loss loan is a Non-QM option that may allow eligible self-employed borrowers to qualify using a Profit & Loss statement instead of relying solely on traditional tax-return income.

Why does this matter?

Business owners often have legitimate tax deductions that can reduce the income shown on their tax returns, making traditional mortgage qualification more difficult.

Depending on the program, lenders may look at:

Your P&L statement
Business history and ownership
Income and expenses
Credit
Assets and reserves
Down payment or equity

Non-QM doesn't mean bad credit or no qualification.

It simply means there may be another way to document your ability to repay.

Sometimes the answer isn't NO. We just need to find the RIGHT loan.

"I'll buy when rates drop."

I hear this ALL the time.

And my answer is always:

Okay. But what else changes when rates drop?

Imagine rates improve enough to bring a large group of buyers back into the market.

Now you may have:

More competition.
More multiple-offer situations.
Less negotiating power.
Fewer seller concessions.
More pressure on home prices.

I'm not saying BUY NOW.

I'm saying understand what you're actually waiting for.

A lower rate doesn't automatically equal a better deal.

And today's rate doesn't automatically make today's opportunity a bad one.

Real estate and mortgages are numbers, but they are also strategy.

Let's compare the scenarios.

What does buying today look like?

What does waiting look like?

What would refinancing later look like if rates improve?

Those are much better questions than simply asking, "When will rates come down?"

If you want someone to actually work through those numbers with you, that's what I'm here for.

Forget the mortgage noise. Here is what I am actually watching this week. 👀

Rates are important, but they don't move randomly.

This week I am paying attention to:

Inflation expectations
Employment and labor-market data
Treasury and bond-market movement
Federal Reserve expectations
Buyer demand and housing inventory

Why?

Because the market is constantly trying to figure out what happens NEXT.

A stronger-than-expected economy can put upward pressure on rates.

Signs of cooling inflation or a weakening economy can create room for rates to improve.

And sometimes the market reacts before the headline even reaches your phone.

This is why I don't believe in trying to perfectly "time" a mortgage rate.

I believe in being prepared.

Get your financing reviewed.
Know your comfortable payment.
Understand your options.
Have a strategy ready.

Then when the opportunity comes, you don't have to start from zero.

You can MOVE.

Higher rates aren't the whole story.

While everyone is staring at the interest rate, I'm looking at something else:

NEGOTIATING POWER.

When buyer demand slows, we can sometimes start having conversations that were much harder to have in a crazy competitive market.

Price reductions.
Seller-paid closing costs.
Seller concessions.
Rate buy-downs.
Repairs.
More time to make a thoughtful decision.

Does that mean every seller will negotiate? Of course not.

But this is exactly why I tell buyers not to judge the entire housing market by one mortgage-rate headline.

The best deal isn't always the house with the lowest interest rate.

It is the combination of the RIGHT house, RIGHT price, RIGHT financing and RIGHT strategy.

This is where having a strong Realtor and mortgage broker working together can make a huge difference.

Don't just ask, "What's the rate?"

Ask me, "How can we structure this deal?"

That's where the fun starts. 😉

Waiting for the Fed to "lower your mortgage rate"?

We need to talk. 😊

One of the biggest misunderstandings I hear is that when the Federal Reserve changes rates, mortgage rates automatically follow.

They don't.

Mortgage rates are influenced by the bond market, inflation expectations, employment data, economic growth and what investors believe is coming next.

That is exactly why mortgage rates can move BEFORE a Fed meeting and sometimes even move in the opposite direction people expect afterward.

So when someone tells me, "I'm just going to wait until the Fed cuts rates," my next question is:

What happens to home prices and buyer competition if thousands of other buyers are waiting for exactly the same thing?

Maybe waiting makes sense.

Maybe buying now and refinancing later makes sense.

Maybe neither makes sense yet.

There is no universal answer, and that is why I would rather build you a strategy than give you a prediction.

Rates are flirting with 7% again. Should you panic? No. Should you have a strategy? Absolutely.

Here is what I am watching right now.

Mortgage rates moved higher heading into September, and buyers are once again seeing numbers close to that 7% mark.

But I don't want my clients making one of the biggest financial decisions of their lives based on ONE number.

The interest rate matters.

So does the purchase price.
So does your monthly payment.
So do seller concessions.
So does the amount of competition.
And most importantly, so does how your loan is structured.

Sometimes a higher-rate market creates negotiating opportunities that simply aren't there when rates drop and buyers rush back into the market.

My job isn't to convince you that now is always the perfect time to buy.

My job is to look at YOUR numbers and help you determine whether there is an opportunity that makes sense for you.

🏡 YOU GOT THE HOUSE… BUT CAN YOU STILL AFFORD YOUR LIFE?

Getting approved for the biggest mortgage possible doesn’t mean you should spend the biggest amount possible.

One of the biggest mistakes I see buyers make is focusing only on “How much can I qualify for?” instead of asking, “What monthly payment will actually feel comfortable?”

Because after closing, life doesn’t stop.

You still want to travel, go out to dinner, save money, handle unexpected expenses and actually ENJOY the home you worked so hard to buy.

That’s how you avoid becoming house poor.

As your mortgage broker, my goal isn’t simply to get you approved. It’s to help you understand the full monthly payment, taxes, insurance, HOA costs when applicable, and the cash you’ll have left after closing.

The right mortgage should fit your life, not take it over.
