Ranked 31st overall among all states—with last place in affordability, 38th in safety, but an impressive 2nd in quality of life and 15th in economy—California remains a land of opportunity as well as challenge. For those of us who have weathered the highs and lows of Southern California real estate since 2004, these numbers speak to the realities we navigate every day. While Idaho and New Jersey may have come out on top in this survey, and New Mexico landed at the bottom, California still draws people seeking a unique lifestyle and strong economic prospects. When it comes to buying or selling property here, it’s never just about the rankings—it’s about finding the right fit for your family or investment goals. My experience through market ups and downs has taught me that California’s appeal is about more than statistics; it’s about making the best possible choices for your future.

Too many buyers chasing too few homes, which keeps prices steady, especially in sought-after neighborhoods. But the market isn’t the same everywhere. In areas with more new construction and less buyer activity, homes are taking longer to sell, and buyers are finding a bit more leverage at the negotiating table. Interestingly, sales have picked up even as mortgage rates climbed—reflecting how steady job and income growth continues to fuel demand. The affordability picture is mixed: incomes may be rising faster than prices for now, but higher mortgage rates are still making things tricky in the short term.
