Buying a condo means buying more than four walls.

You’re also buying into the financial health of the entire building — reserves, assessments, insurance, deferred maintenance, litigation, and future capital projects.

A great unit in a poorly managed building can still be a bad purchase.

I’ve been investing for over a decade, and one lesson has stayed consistent:

Real wealth is built over time.

Real estate has been an important part of how I’ve grown my own net worth—not through chasing quick wins, but through ownership, leverage, cash flow, equity growth, and patience.

I’ve bought property, refinanced, managed rentals, worked with property management, and experienced firsthand what happens when you hold quality assets through different market conditions.

That experience directly influences how I represent my clients today.

When I look at a property, I’m not only asking whether it’s a good home.

I’m asking:
• Are we buying at the right basis?
• What does long-term demand look like?
• What are the downside risks?
• Could it eventually produce income?
• What opportunities exist to add value?
• Does owning it improve your financial position five, ten, or twenty years from now?

Not every home needs to be an investment property. But I believe every major real estate purchase deserves to be evaluated like an investment.
