The IRS can take your tax refund before you ever see it. It is called a refund offset, and most people have no idea it is coming.

In 2026, refunds are bigger than ever because of the One Big Beautiful Bill Act. New deductions for tips, overtime, car loan interest, and a higher child tax credit mean people are expecting checks they have never seen before.

But if you owe old tax debt, back child support, defaulted student loans, or state tax debt, the Bureau of Fiscal Service will reduce or eliminate your refund before it hits your bank account. No warning. No phone call. Just a smaller deposit and a notice in the mail.

Everyone asks me the same question everyday.

"Carlos, is the IRS going to take my house?"

Almost never. It's extraordinarily rare.

But here's what they ARE doing. And honestly, it's worse. Because you never see it coming.

They're forcing you to borrow against it.

The IRS doesn't want your house. They want the equity trapped inside your walls. And they expect you to go extract it for them. Refinance. HELOC. Cash-out. Whatever it takes. Hand it over.

No padlock on the door. No moving truck. You keep the house. You just bleed it dry to feed the Collector.

Now here's what changed.

This morning, 30-year mortgage rates dropped below 6% for the first time in three years. 5.98%.

If the IRS is going to make you tap that equity anyway, the cost of doing it just got dramatically cheaper. We're talking $54,000+ in savings over the life of a loan in some cases.

But DO NOT run to your bank and start refinancing.

If you have a federal tax lien on your property, no lender will touch you until the IRS agrees to subordinate. And if you're heading toward an Offer in Compromise, pulling equity at the wrong time can turn a $15,000 settlement into a $60,000 bill. I've seen it happen.

One more thing most people don't know: a federal tax lien does NOT show up on your credit report. State liens do. Federal liens don't. You might have one right now and not even realize it.

The IRS still sees your equity. Every dollar your home goes up in value is another dollar the Collector counts as his.
