Most people only notice mortgage rates when they’re already in the middle of a decision. By then, the market has usually moved weeks—sometimes months—earlier.
What we’re seeing right now is one of those inflection points where the underlying mechanics of the market start to shift. Shifting money into mortgage bonds tends to ripple outward: pricing adjusts, risk appetite changes, and suddenly conversations that felt “out of reach” start to look possible again.
That doesn’t mean everything is fixed. By any means…
Markets don’t move in straight lines, and moments of improvement often come with new variables attached—confidence, inflation pressure, and demand all matter. Ignoring that side of the equation is how people get caught off guard.
This is why I’m less interested in chasing the perfect rate and more focused on helping people understand when conditions change and what to do with it.
Some will see this as opportunity.
Some will see it as risk.
Some will tune it out entirely.
All three are choices.
