Through the first four months of 2026, housing starts are running 2.2% ahead of the pace from last year. Nevertheless, single-family starts declined 9.0% in April and are down 5.1% year-to-date. In contrast, multifamily housing starts have surged, with year-to-date starts up 20.1%. Specifically, April multifamily starts hit an annual rate of 529,000 units, a 27.1% increase over total starts in 2025.
