A very insightful reading. Just sharing to see what your thoughts are on this warning. Our industry has it’s cycles (ebbs and flows). You’ve got to catch it at the right time, just like surfing on waves. However, I agree that we are in a bit of a bubble, but not artificially or neglecfully induced like it was before 2008, due to greed. Beyond 2008, overall underwriting was tighter and consumer protection was at the forefront, along with keeping lenders liquid without incurring legacy issues. Therefore, most indicators forecast a solid appreciation of values across the board, with ATRs and LTVs in check.
