Just last Sunday, my neighbor had a house fire that started from the chimney. It kind of gave me a scare since I have a wood burning fireplace which I use often so I did some research as to what are causes of chimney fires and what are ways to prevent them. The article below gave me some good information that I would like to share. Please share with others you know that may benefit from this info.

According to the article below, creosote builds up more quickly from restricted air supply (shutting your fireplace doors), unseasoned wood and cooler chimney temperatures. Unseasoned wood, or wet green wood, burns slower and at cooler temperatures. It keeps the fire temperature cooler and prevents smoke from rising faster. All wood forms creosote but certain woods can speed up the build up in your chimney.

The article says to contact a chimney sweep to make sure you have a safe, low amount of creosote. There are also products to purchase to slow down or prevent the buildup of creosote.

Hope this article helps. The photo attached is the house across the street. It was only a portion of the house that was burnt. When a heating system or major appliance breaks down, in most cases the repairs aren't covered by insurance. Make sure you think about equipment breakdown coverage; especially when buying a new home and you don't know what shape your appliances are in.

Saved another family on their insurance premiums and gave them better coverages on their homeowners policy. SAVED THEM $2200/YEAR ON THEIR INSURANCE. Remember, it doesnt mean you have great coverage just because you are paying alot on your insurance.

I Insured someone's motorcycle this week and realized I needed to share this with all MOTORCYCLE DRIVERS. Make sure your motorcycle policy has high limits and high limits of uninsured motorists. High limits would be 100/300 or higher. What those numbers mean is the amount of money your insurance company would pay for your injuries if someone hits you who does not have insurance or if it is a hit and run. Having uninsured motorists coverage will pay for your injuries if the other driver who hit you and was not insured properly. I wanted to share with you all about how I was able to save someone money, and give them higher limits and more coverage. They had 3 different policies, one for auto, one for cars and one for their house (all with diffreent companies). We quoted the policies with the same company and their premiums for their auto dropped $700 for the year. I didnt lower their home insurance policy, but moved their deductible from $2500 with another agent to $1000. I just wanted to share that combining your policies with the same company can really help you save!
