Farmland and Military Protection Act

North Carolina recently enacted the Farmland and Military Protection Act to safeguard strategic state properties. This law restricts citizens, governments, and entities from designated foreign adversarial nations from purchasing or leasing agricultural land or property within 50 miles of major military bases. Existing foreign owners must eventually register their properties, and future buyers will be required to sign compliance affidavits.

These real estate limitations are officially scheduled to take effect on April 1, 2027. However, anticipated federal court challenges regarding the law's constitutionality could delay, alter, or block its implementation before that date. Real estate professionals and land buyers should monitor these developments closely as future contract timelines may be impacted.

Did You Know?

The Biltmore Estate in Asheville isn't just America's largest privately-owned home. Assembling the massive property required George Vanderbilt to consolidate over 125,000 acres across hundreds of individual land deeds and parcel transfers in the late 1800s. To this day, it remains one of the most complex private land assemblage projects in North Carolina history.

Cybersecurity Tip | A Trusted Name Doesn't Always Mean a Trusted Email

Title companies and closing attorneys are seeing an increase in suspicious emails that appear to come from nationally recognized banks and request title-related information.

When an unexpected request lands in your inbox, pay attention to three things:

The sender: An email address can be manipulated to appear familiar. If something feels unusual, verify it independently.

The branding: A bank logo or professional-looking signature isn’t proof an email is legitimate.

The links: Look-alike hyperlinks may send you somewhere other than where they appear to lead. Instead, access your bank’s portal, app or website directly through your browser.

If you receive a suspicious message, don’t click links, open attachments or provide credentials, non-public information or wire instructions. Verify the request using an established bank contact, then report the email to your IT team and flag it as spam or phishing.

Stay vigilant and remember, always think before you click.
