What a great few days at REAP 2.0!

Amber and I thoroughly enjoyed the conference, the fellowship, the worship, and getting to connect with people from different communities across North Carolina.

I was also grateful for the opportunity to put my mortgage hat on for a few minutes and talk about homeownership and mortgage readiness.

The main thing I wanted people to hear was simple:

Don't disqualify yourself.

You may think your credit isn't good enough.
You may think you need a huge down payment.
You may have experienced financial difficulties in the past.
You may simply have no idea where to begin.

Don't assume. Find out.

Sometimes the answer is “yes.” Sometimes it's “not yet.” And if it's not yet, let's figure out what needs to happen to get you there.

I love closing loans, but I also love opportunities like this where there's no transaction on the table—just an opportunity to educate people and hopefully help someone see a possibility they hadn't considered before.

Thankful for REAP 2.0 and Eastern North Carolina African Descent Ministries for the opportunity to be a small part of it.

Everyone celebrates big wins.

Few people celebrate consistency.

But consistency is where success is built.

It's the daily phone calls.

The follow-up that no one sees.

The extra preparation before a meeting.

The willingness to keep showing up even when the results aren't immediate.

I've found that most success isn't spectacular.

It's simply the result of doing the right things, over and over, for a very long time.

Don't underestimate the power of showing up today.

It matters more than you think.

I've been thinking about leadership lately.

Real leadership isn't measured by how many people work for you.

It's measured by how many people are better because they worked with you.

Did they leave more confident?

Did they learn something?

Did they feel encouraged?

Did they become more capable?

Titles eventually change.

Positions come and go.

But the impact we have on people can last for years.

At the end of the day, I hope people don't just remember what I accomplished.

I hope they remember how they grew while we worked together.

I've noticed something over the years.

Many of the biggest mistakes happen because someone felt like they had to make a decision immediately.

Pressure creates panic.

Preparation creates confidence.

Whether it's buying a home, growing a business, or leading a team, taking the time to gather the right information almost always leads to better outcomes.

I've never regretted slowing down long enough to create a plan.

I've seen plenty of people regret rushing without one.

Sometimes the fastest way to move forward...
..is to slow down first.

The truth?

There isn't a "right" answer.

Depending on the loan program, either person could be in a better position to buy a home.

That's why I tell people all the time...

Stop trying to qualify yourself. Let a mortgage professional do that.

I've had people with:
✅ Lower credit than they expected get approved.
✅ Higher credit get denied because of something completely unrelated.

Every situation is different.

That’s probably the #1 reason I hear from people who are still renting.

But what if that wasn’t actually true?

There are programs available that can help qualified buyers with their down payment—even if you don’t have a large savings account.

Depending on your situation, you may qualify for:
✅ Down payment assistance
✅ As little as 3.5% down
✅ Credit scores starting around 580
✅ No first-time homebuyer requirement on some programs
✅ Seller contributions toward closing costs

Every buyer’s situation is different, and not everyone will qualify. But you’ll never know what’s possible until you ask.

The biggest mistake I see isn’t getting turned down…
It’s never finding out what you could have qualified for.
