It has been a while for me to give a market update, as econ stats are boring when we have much more fun things to pay attention to.

Still, this morning was the jobs report.

The latest data is in! U.S. job growth saw a modest increase with 142,000 jobs added in August, while the unemployment rate dipped to 4.2%.

Why does this matter? Well, the Federal Reserve strives to balance having low interest rates, which we all love, but risk causing inflation, vs. having needing to have higher interest rates when the job market is already super strong. Today's slightly sluggish situation gives the Fed what they need to know, confirming our expectations of them lowering rates later this month.

Rates go up and down, but the housing market keeps on rolling!

Don’t let anyone scare you into or out of the market.

Only buy a home when it makes sense for you. Rates may be up from lows during the 2010s and pandemic, but are still better than historical averages, and have come down recently.

When in doubt – zoom out!

Homes appreciated 4.62% Year-Over-Year for the last 22 years.

Something to consider deciding whether to rent or buy.

Also, from HousingWire: "The latest Consumer Price Index (CPI) report revealed a lower-than-expected core inflation rate of 0.1%, suggesting an annualized rate under 0.8%, well below the Fed's 2% target. A significant factor was a sharp decline in housing expenses, with "shelter" costs dropping to 0.17%. This positive news led to a rally in the bond market, with 10-year yields falling by about 10 basis points to 4.18% and Mortgage-Backed Securities (MBS) rising over a quarter point. Consequently, expectations for Fed rate cuts have increased significantly."

This basically means we could see better interest rates as inflation may finally be under control.

MARKET UPDATE: People in finance are happy this morning as the inflation report is showing consumer inflation is down to 3.4% per year. Mortgage rates are down today, and the stock market is up. Yay!

People not in finance are often confused with the word "down". It does not mean prices are going lower, but rather just that the rate of increase has slowed down. Indeed, there have been rare exceptions in history of prices going down, and that usually has coincided with major economic recessions and unemployment, so let's not hope for that!

This good news on inflation coming down is being well received after the really good news on the employment situation last Friday actually spooked markets. The employment report was so healthy, that it had people thinking the Federal Reserve would not lower interest rates anytime soon.

On that point, everyone is awaiting word from the Fed this afternoon at 2:00pm, as they will announce any changes today. Most expectations are for no change, but the hope is for a signal of a reduction by September.
