It's been a quiet year so far in real estate as buyers wait for rates to improve while absorption continues to increase (1st chart). However, when you look at avg. Days on Market (2nd chart) we see improvement coming. Couple this with rates at a 2 month low and growing pressure for Feds to cut rates will only add fuel.

Bottom lines:

1. If your rate is higher than 7% - look at no cost refi. We priced a $600K loan at 7% w/ high fico and 80% LTV who saved $200/mo. at 6.5% no lender or title fees plus skip a payment. APR 6.59%

2. Buyer's on the fence be ready to act fast - the best deals go quick. With forecasted rate drops the best deals are when it's buyer's market (now). Listings YTD compared to 2024 at this time are up over 40% so negotiate a nice deal.

With the Fed Rate Cut coming tomorrow - we think the bigger news is we will see 1% cut by Christmas. Fed's predict 3% over the next 3 years which is good new for real estate.
