This is why who you work with matters

A friend reached out to me a few weeks ago because the home he’d been renting was about to go on the market. Like a lot of first-time buyers, he started searching online, found a home he liked on Zillow, and called who he thought was the listing agent.

Turns out, it wasn’t the listing agent at all — just someone advertising on the site. From there, he got passed to a mortgage broker who told him to fill everything out online. As a first-time homebuyer, he had a lot of questions and didn’t feel comfortable with the process or the people he was working with.

So we sat down after work, talked everything through, and made sure he understood all of his options. I was able to get him pre-approved with down payment assistance through MassHousing, plus an additional $20,000 grant through our Launch program. We also connected him with a realtor who really understood what he was looking for.

Two weeks later, he was under agreement — and now we’re on the way to the closing table.
That’s why I always say: who you work with matters.

In 24 states, real estate is the #1 driver of GDP growth—beating out manufacturing, healthcare, finance, and insurance.

Now put it into real numbers. If you bought a home for $500,000, and values rise just 5% per year, that home could be worth about $638,000 in five years. That’s roughly $138,000 in appreciation… while simply living in your home. 🏡

There aren’t many investments that can do that.

Can AI predict mortgage rates? 🤖📉
Yahoo Finance decided to test it.

They fed analyst forecasts of the 10 year Treasury plus historical data into Claude (an AI model) to project mortgage rates over the next five years.

The result is a bit of a mixed bag.

The good news: rates are expected to drop about 0.50% over five years.

The reality: that’s probably less than most buyers are hoping for.
Why this matters: for every half point drop in rates, over 2 million more households become eligible to buy a home.

More buyers usually means less inventory and higher home prices—which is why rates aren’t the only thing to watch. This is what mortgage pros call the cost of waiting.

🏡 Waiting for home prices to drop? You might be waiting longer than you think.

According to MassInc, a nonprofit that tracks housing affordability in Massachusetts, the demand is far outpacing supply. New Bedford would need to build 4,635 new housing units over the next 10 years just to keep up with today’s demand—and Fall River is even tighter, needing 5,248 units just to house its current population.

👉 Bottom line: Home prices aren’t likely to come down anytime soon.

The good news? You still have options. There are some great programs designed to make homeownership more affordable. For example, MassHousing is opening up its down payment assistance program on 4/27 for buyers earning up to $155K in Bristol County.

And here at Northpointe, we offer our own Launch Down Payment Assistance Program, which can provide up to $20,000 for first-time homebuyers.
