I know everyone’s heard the phrase, “marry the home, and date the rate”, and in this current market it’s still so accurate. If you’re one of those buyers sitting in the fence and waiting until those rates dip into the low 6’s/high 5’s, you’re going to face a new challenge of competing with high demand from other buyers AND inflated sell prices.

Happy Monday everyone! It’s been awhile since I gave a general update on the market/interest rates so I thought I would provide a few insights:

⭐️ Interest rates continue to stay fairly stagnant with not a lot of movement one way or the other. The national average on a 30 year fixed is around 6.95%, which is a small drop last week.

⭐️ Although it was expected we would see at least one rate cut before year end, that is becoming less and less likely until next year at the earliest. With inflation still fairly high, many experts predict that rates will remain at the same levels well into 2025.

⭐️ Home prices have dropped slightly compared to the peak in 2022/2023 with Collin County reporting a 2.9% drop from last year to $510,000. Median days on the market has also risen slightly to around 30 days active.
