People genuinely believe checking your own credit score tanks it. I hear this one constantly, and every time I have to explain that checking your own report is basically the financial equivalent of looking in a mirror, it doesn't do anything to you, it just shows you what's already there.

The myths around credit run deep, and most of them keep people from even starting the conversation. That's usually where I come in.

Refinancing is quietly making a comeback in the DMV, and most people still think that ship sailed years ago. I've been watching the shift for a while now, and it's changing the conversations I'm having with past clients who assumed refinancing wasn't worth revisiting.

Someone opens a new credit card two weeks before closing to buy furniture for a house they don't own yet. I've watched it happen more than once, and every time it changes the numbers underwriting is looking at, and suddenly we're scrambling to fix something that never needed to break in the first place.

Here's the thing to remember between your offer and your closing table: don't finance anything, don't open new credit, and don't make any big purchases until the keys are actually in your hand. Boring advice, but it's the advice that keeps deals alive.

Get pre-approved before you fall in love with a house. I say this to almost every client I talk to, and half of them ignore it and go look anyway, and then they call me heartbroken over a place that was never really in reach.

Pre-approval isn't a formality. It's the thing that tells you what you're actually working with, so when you do find the house, you can move on it instead of scrambling.

Buyers show up to our first call armed with three different mortgage calculators, a Reddit thread, and a strong opinion about what their rate should be. I love the effort, and I'll take a prepared client any day, but Google doesn't know your credit, your income, or what you're actually trying to do with this purchase.

That's the gap I fill. You bring the questions, I bring the actual numbers built around your situation, and we figure out the real answer together instead of guessing from a search bar.

The down payment is the single biggest thing standing between most first-time buyers and a house they actually want. I hear it constantly, and it's the reason down payment assistance is the first thing I talk through with almost every new client.
