Friday market check-in.

Rates held at 7.40% this week (Freddie Mac). A year ago we were at 6.27%. September home sales ticked up 1.5% from August, though they are still down from a year ago in every region (NAR).

Here is my take: the market did not stop, it changed shape. Buyers who plan around the PAYMENT, not the headline rate, are still getting to the closing table.

Business Partners, if you have a buyer who paused, let's run their numbers again. Buyers, if you have been waiting on the sidelines, a 15 minute conversation can show you what is actually possible.

Some of the best parts of building a team happen behind the scenes.

It’s the coaching conversations. Working through mistakes together. Watching someone take on something new, figure it out, and get more confident every time they do it.

Building a great team takes a lot of work, and we’re always learning

We’ve made mistakes, changed things that weren’t working, and gotten better together.

But watching people grow while we continue building something better together? That’s one of my favorite parts of what I do.

I’m really proud of the team we’re building, and even more excited about where we’re going.

Have you ever met someone and just known they're a natural leader?

I've met so many women who don't think of themselves as leaders yet, but I can see it.

They're driven. They ask questions. They want to get better. When something goes wrong, they don't sit around blaming everyone else. They figure out what happened, learn from it, and keep going.

And sometimes, the women who don't see their own potential yet are the ones I get the most excited to work with. I love watching them start to see in themselves what everyone else can already see.

That's one of the things I love about coaching and mentoring. Sometimes it just takes someone else seeing something in you, asking the right questions, and challenging you a little before you start seeing it in yourself.

If you’re trying to figure out what your next level looks like, reach out. Sometimes it helps to talk it through with someone who will ask you the hard questions.

I don't coach because it's my job. I do it because I feel a responsibility to give back.

I've had people pour into me, challenge me, ask me the hard questions, and help me grow into a better leader and business owner. I've benefited so much from people who were willing to share their time and experience with me, and I want to pass that on.

Whether it's my team, someone I'm coaching, or just a friend who needs to talk through something, I know my job isn't to give them answers.

I'd rather ask the questions that help them look at the situation differently, work through the hard stuff, and get to an answer they believe in.

Because that's what people have done for me. And hopefully, at some point, they turn around and do the same thing for someone else.

Maybe it's really as simple as the Golden Rule. I've had people show up for me, invest in me, and help me grow. I want to be that person for someone else too.

Rates moved up this week. The 30-year fixed is 7.40%, per Freddie Mac.

Here is what I am telling clients: the headline rate is only one part of the picture.
Inventory is at 1.62 million homes, and the median home spent 31 days on the market in August (NAR). That means more choice and more room to negotiate than buyers have had recently.

The strategy matters more than the headline. Seller credits, buydowns, and the right loan structure can change your monthly payment.

Strong women don't need to be managed. They need to be challenged.

The women I love working with don't need someone constantly checking in on them or telling them what to do. They take ownership. They follow through. And when something isn't working, they want to know so they can fix it and get better.

What they do want is honest feedback, more responsibility, and opportunities to grow.

I think one of the best things you can do as a leader is recognize when someone is capable of more and challenge them to go after it.

And honestly, this is where professional coaching can make such a difference. Sometimes you need someone outside of your day-to-day business who will ask the hard questions, challenge the way you're thinking, and push you when they know you're capable of more.

Sometimes that means raising the bar. Sometimes it means having a hard conversation. And sometimes it means getting out of the way and letting someone run with it.

If you're the kind of woman that's up for the challenge, we'd probably get along pretty well.
