Beautiful morning walk and a thought crossed my mind...
A lot of people blame the house payment for financial stress.
But most of the time, it's not the house.
It's the car notes, credit cards, personal loans, and all the other monthly payments that quietly add up.
🏡 A home can build equity. 📈 A home can build wealth. 💳 Most debt doesn't.
Before deciding what you can afford, look at the entire financial picture.

Everybody wants to know the same thing right now...
📉 "When are mortgage rates going down?"
Here's my take:
Rates are still hanging around the mid-6% range, but we're also seeing some encouraging signs: 🏡 More homes hitting the market
🤝 More seller concessions
📊 Better opportunities for buyers
⛽ Less pressure from energy prices than we saw recently
Do I think rates are going to fall off a cliff? Probably not.
Do I think we could see gradual improvement if inflation continues to cool? Absolutely.
The biggest mistake I see buyers make is waiting for the "perfect" rate while missing opportunities that exist today.
Focus on the payment, the strategy, and your long-term goals.
