There is ALWAYS a reason.

Asking for one more document. Every time I do, there’s a reason - and it’s always to keep your file moving, not slow it down.

Telling you the real payment before you fall in love with the house. The max approval number is not the number you should be building your life around.

Saying “please don’t buy a car right now.” A new payment mid-transaction can change your debt-to-income ratio and put your closing at risk.

Replying “let’s run numbers” to every Zillow link you send me. Because what the listing says and what you’ll actually pay every month are two different conversations.
This is what it looks like when someone’s paying attention to the whole picture - not just getting you to the finish line, but making sure you’re okay when you get there. ☕

Every realtor has that one lender on speed dial.

The one who picks up when the appraisal comes in low. When underwriting kicks something back 48 hours before closing. When the big bank pre-approval falls apart on day 25 and nobody saw it coming.

That's the call I want to be.
I'm not magic - I just actually answer the phone. And I've been doing this long enough to know how to work a deal when things get complicated. Tight DTI, non-traditional income, a comp that doesn't make sense for the area - I've seen it.

Most deals close fine. It's that one that doesn't where experience either saves it or doesn't.

Gift funds can absolutely be used toward your purchase - but your lender needs to know who it's from, verify it, and make sure it fits the full financial picture.

Okay I have a confession.

I checked rates before I got out of bed this morning. And then again when I was making coffee. And then maybe one more time in the school pickup line - don't tell anyone. 😅

Here's the thing though - when you text me at 2pm asking "should I refinance yet?" I want to actually know the answer. Not guess. Not pull up something from this morning. Know.

Staying on top of the market isn't obsessive. It's part of the job, one that I take VERY seriously.
