San Diego County's average home price was $1.05M in September, down 3.7% from August. Sales fell 12.2% from a year ago.

What normally takes us 21–25 days to close took 52 DAYS this time!! But we finally got it DONE!!

Boy, this one was a challenge!

Lenders have gotten a lot stricter with condo requirements, especially when it comes to SB 326 inspections. But that wasn't even the biggest headache!

The real frustration was dealing with the HOA management. Apparently, work had been done on the complex last year, but when we asked for proof and documentation, they simply told us they didn't have it! Refused to provide a solution and ignored our emails. Laziness or incompetent, or both we will never know. So our SB326 failed and lender denied the file.

Seriously? Isn't that part of the HOA's job? To keep proper records, protect their homeowners, and make sure important documents are available when needed?

Instead, we were left trying to clean up a mess that shouldn't have been there in the first place.

So we rolled up our sleeves, made countless calls, tracked down contractors and workers, followed up over and over, and worked through one obstacle after another.

And a BIG THANK YOU to our lender and her team- Jenny Pham! They didn't just sit back and wait for us to figure things out. They jumped right into the mess with us, helped chase down answers, and worked alongside us to find solutions. We really appreciated having them in our corner!

52 days later... CLOSED!!

Sometimes real estate isn't just about buying and selling homes. It's about having the experience, patience, and the right team.
