This one was extra special.

These dear friends packed up their lives and moved all the way from Tennessee to Texas with a toddler in tow and another little one on the way. ❤️ Their goal was simple: be together as a family and stay close to Dad while he works.

The journey wasn’t without its challenges. With a cross-country move, a growing family, and a home purchase all happening at once, there were definitely a lot of moving parts. But through it all, they trusted me to help guide them through the process, and that means more to me than I can put into words.

This closing took us all the way to Gaines County, and I am so grateful I got to be a small part of helping them start this next chapter in Texas.

Congratulations, friends! 🎉 May your new home be filled with sweet memories, laughter, and all the blessings that come with this exciting season of life.

One of my favorite parts of what I do is helping people realize that homeownership is possible…even when it feels out of reach.

A little over a year ago, I had a client come to me because he was tired of renting and ready for something of his own. The problem? He wasn’t sure where to start. We sat down, took a look at the big picture, and created a personalized game plan to help him reach his goal.

🏡 Market Update: What We’re Seeing Right Now

If you’ve been waiting for the “perfect” time to buy a home, here’s what the market is telling us:

✅ More homes are hitting the market, giving buyers more options and a little more negotiating power than we’ve seen in recent years. Inventory is improving in many markets.

✅ Home prices are still holding relatively steady, but we’re seeing more price reductions and sellers becoming more realistic with pricing.

✅ Mortgage rates continue to hover in the mid-6% range. While not the ultra-low rates we saw a few years ago, today’s rates are much closer to historical norms than many people realize.

✅ Many buyers are sitting on the sidelines waiting for rates to drop. The challenge? When rates do improve, competition often increases, which can drive prices back up.

💡 My advice: Don’t try to time the market perfectly. Focus on whether the payment fits your budget and whether homeownership aligns with your goals. You can refinance a rate later, but you can’t go back and buy yesterday’s home at yesterday’s price.

I hear this all the time, and it usually sounds different every time. “I want to save more first.” “Maybe after summer.” “I should probably wait until rates change.” “Let’s revisit it next year.” Sometimes those are real reasons. Sometimes they’re just placeholders for I have no idea what buying would actually look like for me. Ready is rarely a feeling. It’s usually clarity: what payment fits, what cash you’d need, what timeline makes sense, and what would still let you live your life comfortably.
