This August - I had the opportunity to help 6 families become homeowners across Portland, Milwaukie, Troutdale, and Washougal, and I’m incredibly thankful for the trust each of these clients placed in me and OnPoint Community Credit Union.

Thank you to the fantastic real estate agents I had the pleasure of partnering with this month:

Melissa Shaw • Chad Meier • Aubry Kaigler • Arnett Norris • Reese Iris

📊 Quick Portland Market Update:
The latest available RMLS Portland Metro numbers showed 2,167 homes closed in July, up 8.1% from July 2025. The median sales price held steady at $555,000, while inventory was around 3.3 months. Translation: buyers have a little more breathing room and negotiating power, but good homes are still selling. Mortgage rates continue to be one of the biggest factors affecting affordability, so having a game plan before you start shopping is more important than ever.

Myth: You need a High credit score to buy a home. That's not true! Many buyers purchase homes with lower scores. Different loan programs have different requirements, and a lower score might just mean a different option or a plan to improve it. Talk to a lender before ruling yourself out.

Thinking of waiting for mortgage rates to drop? You might be waiting a long time. When rates fall, competition rises, and prices often increase. Many buyers are choosing to purchase now and refinance later. Let's look at what waiting could really cost you.

The common advice is to put 20% down on a home, but is it always the smartest strategy? While it avoids private mortgage insurance, it also ties up significant cash. Keeping more liquid can be crucial for emergencies, furniture, repairs, or simply peace of mind.
