Our friend Vern owned a fire damaged house in Oregon City, and since he didn't have home insurance (he preferred to be self-insured) the house sat vacant for a long time in a state of disrepair. With the fire damage, it was going to cost him $150,000+ to renovate it, and though he was wealthy from his many rental properties, he didn't have that kind of liquid cash sitting around to make those repairs. Furthermore, even if he did, now in his 80's, he wasn't interested in doing a major renovation that would take years of his life to complete.

This deal takes us back to 2021, and Mr. Clark Davis wanted to sell us his house in NE Portland. His house was a classic little Portland bungalow, it had three bedrooms and one bathroom, and a very funky layout, with low ceilings throughout half the home.

Clark was a Portland native and had lived in this house caretaking for his mother for a long time. Eventually she passed away, and he continued living in the house. Basically, it had a lot of deferred maintenance, and it was FULL of stuff. That is because Clark made his living as a reseller, he would but things for cheap, take them home, and then sell them online.

He told us that he wanted to sell, because he was feeling like Portland no longer felt like the city he once knew and loved, and that the city was moving on without him. Now in his late 70's, he wanted to take advantage of the next few years while his health was still good and get out and travel.

Clark thought about listing it on the market, but the amount of belongings he had, combined with the deferred maintenance, would have made for a very challenging and long, drawn out sale process. He had a number in mind that he wanted, and he said if we could give it to him, he would walk away. We ran our numbers and it turned out that that number worked for us as well!

So once we agreed, we drew up a cash-purchase agreement and closed a few weeks after. Clark was now free from the house that had become a burden for him, and he purchased an RV and hit the open road!

The most gratifying part of what I do is getting to help people like Dianne and her husband. Dianne held a rental property that had served her and her husband well for many years. But they couldn't take any more depreciation, and she needed to devote more time to caring for her husband. At this time, in 2020, COVID was in full swing and her tenant had stopped paying. The property which had once provided for her had now become an economic burden, and was robbing her of time which she needed to devote to her husband. We stepped in and made Dianne an offer which allowed her to keep most of her equity in the home, but sell it quickly, and with no repairs or inspections (the house had a lot of deferred maintenance). She accepted, and we went under contract.

I then went and introduced myself to the tenant, Nick, to find out why he wasn't paying. Nick was a longtime St Johns resident and recognizable figure in the community. It turned out that the reason he wasn't paying was his automative repair company had taken a big hit in revenue with the lockdowns, and he was simply scared - scared that he wouldn't be able to make the full rent payments, scared that he was going to be evicted, scared that he wouldn't be able to find a new placed and move all of his automotive equipment in full pandemic. His reasons made a lot of sense. So what we did was negotiate a step-up system of rents to allow Nick some time to pay back what he was passed due, plus slowly raise his rents to make it feasible for him to stay in a place he loved during a time in which his business revenue was lowered.

With everything in place, we closed on the property and truly had a win-win-win deals . Dianne and her husband, Nick the tenant, and us.

It's so fun revisiting the deals we did in the past and the sellers we had the privilege of helping! In this case, Michael and his husband had lived in their house in NE Portland for 17 years. It was a manufactured house with a large pole barn on the property, and it was in a major state of disrepair. They were tired of living in a house that was falling apart, and started looking for something that was in better condition, and closer to where they worked. They very quickly found a house in Vancouver that perfectly fit their needs, they put in an offer, and their offer was accepted.

The problem was, they couldn't afford to make two mortgage payments at the same time for more than 1-2 months, but in the shape that their current house in Portland was in, it was going to take them at least 6 months to renovate it to a condition to where they could sell it.

So they contact us, and we agreed on a price that worked for them. We even sweetened the deal for them by paying for a moving truck and movers to help them move EVERYTHING from their Portland house to the Vancouver house, since they needed to get it done over the weekend before going back to work.

FLASHBACK!

Meet Kimchi Nguyen - Back in 2020 Kimchi reached out to us and told us that she wanted to sell her house on NE 33rd Ave in Portland, near the Kennedy School (the COOLEST McMenamins in Portland btw!) The house was vacant and hadn't been lived in in a very long time. As Kimchi tells the story, she was on an airplane flying to Portland and happened to sit next to a young lady who had a house, a major fixer-upper, that she wanted nothing to do with. Kimchi made a deal right then and there on their airplane and wrote it up on a cocktail napkin. I asked, "Kimchi, how could you do this without ever seeing the house? She said, "I think it sounded like a good deal, and I felt lucky!"

fast forward 4 years later, and the house was still sitting vacant, and in an even bigger state of disrepair. I remember walking it at night time, in this big old creepy house with my cell phone flashlight, wondering what the heck I was doing there. And there was this really creepy room in the attic where the floor, walls, and ceiling were all covered in carpet. And the basement was even creepier! There was this old steam-punk style oil furnace with a bunch of arms coming out like tentacles. I couldn't wait to get out of there! Nevertheless, I saw the potential of what it could be if you dumped a bunch of money into it, so I made an offer, and after some back and forth we reached an agreement.

She was over the moon when we closed a few weeks later! She was so happen in fact, that she invited my then pregnant wife and I to, in her words, "the best" Pho spot in Portland - her treat!

First off, Dorothy was a tough cookie! She had a fire-damaged house in Hillsdale, Southwest Portland, so badly burned that it was completely uninhabitable—a teardown, essentially. We approached Dorothy to see if we could buy it, but she was initially skeptical about working with an investor. After several conversations, we gradually earned her trust. She eventually opened up about her reasons for selling the house and began to trust that we could handle it for her.

In the end, we bought her house exactly as it was. Dorothy was thrilled not to have to market and sell a burned house in the traditional way. We listened to her goals, offered the price she wanted, and closed on her timeline. FLASHBACK!
This deal is one that I will never forget. First off, because it was the first call we'd ever gotten from our new website! Secondly, because it was one of the trickiest and most sensitive situations I'd ever encountered up until that point. Kendra told me that she had a house which she just inherited, and that the tenants stopped paying rent, and she wanted to sell it. Even though she inherited the house, this was during COVID, and tenants had ALL of the rights and protections. Despite the fact that the tenants weren't paying rent, Kendra was still required to pay the property taxes, as well, as the utilities, otherwise SHE could get in trouble for landlord-tenant violations. It was bleeding her dry. To make matters, worse, one of the tenants was her own father!

We entered the picture, and we navigated an extremely sensitive situation, and worked out an arrangement with all of the tenants to vacate the property, and closed on the house with Kendra. She was over the moon to not only be done with the problem, but to have received hundreds of thousands of dollars which she was able to use towards her own home purchase.

FLASHBACK! In July 2020, I bought George's rental property. The world was a crazy place back then, with a lot of uncertainty (amongst other things) about the housing market, renters' rights, and what you were and weren't allowed to do as a landlord.

George had a rental property that he had owned for a few decades. He had enjoyed nice cash flow for many years, but maintenance hadn't been performed on it for a long time, and it was very run down. Additionally, it was rented for well below market rents.

George was mentally tired of being a landlord, and he wanted to sell the property and enjoy his retirement. Real estate agents didn't want to list it due to the property being distressed and having a below-market renter, as well as the COVID precautions that were in place at the time preventing showings. But he didn't want to give all of his equity away by selling to a flipper.

George worked with us to get us access one time to the property, and he was surprised at how much we were able to pay while taking it in as-is condition. So he agreed, and shortly after, he sold us his house. George's son was even a real estate agent and told him that he got a good deal. It was a pleasure working with George!
