But seriously the crew got in at 8 am and underwrote the loan in 20 minutes :)
This loan fell out with First Tech FCU and Wells Fargo was just being unresponsive and taking FOREVER (as always), so the borrower turned to me. No contingency all cash backup offer and a closing date of 9-25?!?!?
They got no chance against Quick Nick.
And bless the other failed lenders for ordering the appraisal for me, as my underwriter said "yes Nick we can use that appraisal."

Interest rates on longer term debt such as 15-30 year home loans take longer to be affected by the cut in the FFR (Fed Funds Rate).
The more immediate interest rate benefit will be if you are getting a HELOC (Home Equity Line Of Credit).
HELOC's are based on The Prime Rate which is updated monthly and virtually mirrors the FFR.
You should also see some more immediate rate drops and lower payments in shorter term debt such as credit cards and car loans, so that savings can make home buying more affordable if you carry any of that kind of debt.

For New home Loans in 2025, the conforming loan limit will be $802,650. For properties in Alaska and Hawaii, the limit will be increased to $1,203,975. This is the #1 reason why buying and owning a home in 2024 needs to be expertly structured and planned much differently compared to when I was a kid.
1. If you make under 100k and are in the Seattle-eastside market, you know this.
2. If you live anywhere in western washing and are a single parent making under 100k, you know this.
3. If you make under 200k and are raising a multi-person household, you know this.
