Don't be fooled by the sticker price! Online mortgage calculators often omit taxes and insurance, leading to a shocking final monthly payment. Always shop by the total monthly PITI, considering all four components for a specific house and county. An 'affordable' listing can quickly become out of reach with high insurance premiums.

The number the bank approves you for and the number you can actually live with are two different things. And nobody tells you that until you're already in it.

Here's the gap. Approval math looks at your income and your debts. It does not care that your Florida insurance quote came back way heavier than you planned, or that the HOA on that cute townhome runs a few hundred a month. That's the stuff that quietly wrecks your budget on the Treasure Coast.

A good rule of thumb keeps your total housing cost around 28% of your gross monthly income. But in Port St Lucie you have to build the real insurance and HOA numbers into that from the start, not after you fall in love with a place.
