I am excited to announce that I have closed on another great Multifamily 🏘️Property with my Partners 🙌👏

Parkwood (formerly Windsor Park) is a great 80 Unit Property located in Victoria, TX - commonly called the "South Texas Crossroads" due to it's central proximity between - Austin, San Antonio, Houston and Corpus Christi 🚗🚘🚛🚚🛻

Some highlights of this project are:
-Our great Local Property Manager Partner who already manages over 1000 rental units in just Victoria alone
-The Assumption of the sellers existing 4️⃣.4️⃣1️⃣% rate loan which still has 5 full years of term left on it.
-A great DSCR throughout the hold period
-A lot of operation upside and efficiency available due to a less capable previous operator

Within the past 3 Qtrs. I have been able to help multiple investors place over $1.2M of capital into 3 Seperate Offerings via the purchase of 304 total units valued at $26.2M.

This latest Acquisition rounds out my current combined GP/LP portfolio to 1540 Units across 14 projects.

I hopped in that time machine I have again⏰🚀...
This time around it was with my awesome clients - The Hawkins Family. I was able to help them purchase a home🏡 in 2️⃣0️⃣2️⃣4️⃣ via the assumption of the Seller's 2.49% Mortgage Rate/Loan 🏦 from 2️⃣0️⃣2️⃣1️⃣ !!!
You heard that right - We utilized the VA Loan Assumption Strategy and created a Win - Win 🏆 scenario for both the Buyer and Seller
For a 5 year hold period and based upon the rate we assumed vs. the going rate at the time we got under contract -
They will pay $82,000😎🤩 🤯 less in overall Principal & Interest Payments while also paying down $39,000 👏🙌 more in Principal over that same period!!!!

(BONUS WIN) The VA Loan assumption Fee (for folks that aren't already exempt via disability rating) is only 0.5% of the a assumed loan balance and there is no "New Loan Origination Costs" We saved thousands of dollars of both the Fee and Loan cost alone!!!

With a Dual Primary Bedroom setup and close proximity to the Navy Base this will make a great long term rental asset as well 🏦💵💥

When I am speaking 🗣📣🗣📣 with my Network and New Investors about Syndications most conversations start with my background in Commercial Investing and my Portfolio History. 🏘🏘🏘

Over the years I have done the spectrum of types of RE investing however a primary focus is both Limited Partner (LP - Passive) Investments and General Partner (GP - Active) investments.

Awesome news from one of our commercial LP assets.

We are live!

The GP operators closed this project around 12/2021 and have been hard at work turning around the property.

This is one of the more unique assets that are currently in our portfolio as this is a Motel to AirBnB conversion project in a booming area of Nashville, TN.

Rabbu is being utilized as the 3rd party management for their expertise in the short term rental space.
