It is statistically proven that when a client works with UWM, they will grow, and let’s be honest any lender out there can support you and close your loans, but the key is actually helping you grow. Why is it that after their top three brokers number five wouldn’t even rank on our top 25?

A company who is 95% retail wants to lure brokers into their channel , so they can eventually take their business and blame it on the data and state that they had no idea it was your loan and take food out of you and your family‘s mouth — want to pay you an upfront fee? how much is that going to cost you in loans and is that truly worth it for a short-term gain? 10k! lol

It's not about the rate.

What matters to borrowers is- Can you educate me on the available options for my circumstances? Can you do this for me with the fastest timeline and the least amount of hassle?

What matters to Real Estate Agents is- Is my check safe with you? Am I going to be worried about this loan the whole process?

The average CTC time in this industry is 41 days, at UWM it's 12. saving this amount of time allows the agent relief and the ability to work on new business confidently.

Has a borrower ever told you "I will wait on the market to look for financing"? That really just means " I haven't found a payment I'm comfortable with"

What many Loan Officers and Realtors never ask is "How long are you willing to wait before you can't wait anymore?"

The 1-0 buydown is a great way to save borrowers money during the most expensive year of their mortgage and give them 12 months to see if the market gets better or worse.

The benefit: If the market gets better they can refi into the lower rate permanently and if it gets worse they are protected at their current payment and are already in the house.

Right now UWM is offering this to your borrowers with a minimal adjustment and the borrower doesn't need to bring any extra funds to the table.

Stop Just Looking at the Mortgage and the Interest Rate.
Start Looking at the Cash Flow.

One of the biggest opportunities for Loan Officers isn’t simply identifying homeowners with equity.

It’s identifying homeowners whose cash flow could potentially be improved by restructuring their overall debt.

Consider a hypothetical borrower:

$300,000 first mortgage at 3.25%
$50,000 in credit card debt
20%+ average credit card interest rate
Significant available home equity

A traditional mortgage conversation often ends with:

“They’re at 3.25%. A refinance doesn’t make sense.”

But that’s looking at only one piece of the balance sheet.

A better consultation starts with questions like:

What is the borrower paying each month toward revolving debt?

What is the blended cost of their outstanding debt?

How much equity is available?

What would different restructuring options do to their monthly cash flow?

The answer may be a HELOC, home equity loan, cash-out refinance—or no change to the existing first mortgage.

The point is to analyze before recommending.

And this is where the Mortgage Broker model becomes particularly valuable.

Cash-out refinance transactions can carry higher loan-level price adjustments (LLPAs), making credit-score optimization especially important.

UWM’s availability of both FICO and VantageScore for eligible conventional transactions gives broker partners another tool to evaluate the borrower’s strongest qualifying position.

If a borrower has a stronger VantageScore and that score results in more favorable pricing, it can potentially improve the economics of the transaction.

That’s a meaningful distinction.

The broker isn’t simply asking:

“What rate can I quote?”

The broker is asking:

“What combination of lender, program, credit profile and structure produces the strongest overall solution for this borrower?”

That’s the value of consultation.

Analyze the debt.
Analyze the equity.
Analyze the cash flow.
Analyze the credit.
Evaluate the scoring options.
Shop multiple lenders.
Then structure the solution.

The mortgage rate is important.

But cash flow is the bigger picture.

And Loan Officers who learn to have that conversation will uncover opportunities that rate-focused conversations often miss.
