“THE FED CUT RATES… SO WHY DIDN’T MORTGAGE RATES DROP?!” 👀

If you’ve ever wondered this, you are definitely not alone!

The Federal Reserve (aka “the Fed”) does NOT directly set mortgage rates. Let me say that one more time for the people in the back. 📣🫪

The Fed does NOT directly set your mortgage rate.

What the Fed does control is the federal funds rate—a short-term interest rate that influences borrowing costs throughout the economy.

Mortgage rates, on the other hand, are influenced by several factors, including:

💰 Inflation
📊 Economic data
📈 The bond market
🏦 Federal Reserve policy & expectations
🌎 Overall market conditions

And here’s where it gets interesting: the mortgage market is constantly looking ahead. 👀

Sometimes an expected Fed move is already “priced in” before the Fed even makes its announcement. That’s why you can see the Fed cut rates and mortgage rates barely move—or occasionally even move in the opposite direction.

This is exactly why waiting for “the Fed to lower mortgage rates” isn’t necessarily a homebuying strategy. 😉

What started as a cute nickname has really become part of who I am and how I show up for my clients! I’m making insurance feel a little less intimidating, having the conversations that matter, and helping people protect the things they’ve worked so hard for.

But let’s talk priorities for a second…
