Most people treat these as the same alert with different words. They are not. A watch means hurricane conditions are possible in your area within 48 hours. That is your cue to act, not to monitor the storm, not to see how the track develops. The time to fuel the car, pull out supplies, and finalize your plan is when the watch comes out, not after. A warning means conditions are expected within 36 hours. By that point, if you have not already prepared, you are competing with everyone else who waited. Gas lines stretch for hours. Store shelves empty fast. Traffic out of town backs up. Say a hurricane damages 60 percent of your home. Your insurance covers the repair. But Florida law requires you to bring the entire structure up to current building codes before work can begin, not just the damaged section. All of it.

Your standard homeowners policy covers the cost of repairing what was damaged. It typically does not cover the additional cost of meeting updated code requirements. That gap can run 30 to 40 thousand dollars or more depending on the age of the home.

The add-on that covers it is called ordinance and law coverage. It is one of the most common gaps in Florida homeowners policies, particularly in homes built before the state updated its standards after Hurricane Andrew in 1992.

If your home was built before 2002, pull up your policy and check whether ordinance and law coverage is included and whether the limit is high enough to cover a real code upgrade.

After Hurricane Ian, thousands of Florida homeowners discovered their policy covered wind damage but not the water that followed. The distinction matters more than most people realize before they need to use their coverage.

Storm surge and flooding of any kind — whether from surge, rainfall, or rising water — are not covered under a standard homeowners policy. Flood coverage requires Southern Oak's Flood Endorsement or a separate policy entirely, and that policy comes with a 30-day waiting period before it takes effect.

By the time a storm is on the forecast, that waiting period means it is already too late to add coverage and have it apply.

Building costs in Florida went up sharply over the last several years. Labor, materials, permitting — all of it got more expensive, and it has not fully come back down.

Most homeowners set their dwelling coverage when they first bought their policy and have not revisited it since. If that was three or four years ago, there is a real chance that limit falls short of what it would actually cost to rebuild today.

That shortfall does not surface until you file a claim. At that point there is nothing you can do about it.

When a named storm enters the forecast, insurance companies put a hold on everything. No new policies. No coverage increases. No adding flood insurance. No changes until the storm has passed and the hold is lifted.
