He's a man of many words, it seems 🤣

Anthony is a third time client! I helped him purchase his first house in 2019, refinance in 2020 and then buy his next house this month.

Closed in 24 days and a car salesman quickly realized that buying a house is not quite as easy as buying a car 😂🔥

Michael was fantastic to work with. He had lots of questions which we always encourage, you don't buy a house every day...

Whether your a first time, moving up or a moving down buyer... you should have questions. We encourage everyone to lean on us for guidance 🙌🏻

This deal was a puzzle and thankfully the clients were so easy and fun to work with!

Gift of equity, seller concessions, making sure seller got what she needed for her next stage in life. Limited funds to close and a new chapter in all parties' lives. Congratz 🙌🏻

I've been asked a lot recently about some Non-QM programs that are out there (and we offer and have done them all). I've actually done at LEAST one of every single type in the last 12 months 💥

✅ DSCR Loans — While most lenders won’t touch these loans under $100K, I have 3 active loans under 70k right now. I'm even getting referrals from other lenders for this

✅ 1099 Programs — Self-employed for 2+ years but write off most of your income? No problem. We take 90% of your 1099 as usable income. Your hustle = your qualification. 💪 (great for realtors 😉)

✅ Bank Statement Loans — Let your deposits do the talking. Average your deposits over 12 or 24 months! Another great way if you write off income on taxes

✅ P&L Programs + Lite Doc Options — Because sometimes a simple Profit & Loss is all we need to get the job done.

✅ No Income Loans — 20% down + 9 months reserves = YOU’RE QUALIFIED. Available on primary residences (and some second homes too! 🏖️)

✅ Asset Utilization & Asset Depletion — Have money sitting in accounts? Let’s USE it to qualify you!

✅ Fix ’n Flip Loans — Ready to flip? 12-month interest-only loans built for investors who move FAST 🔨🏠

✅ LLC Lending — Not just on the deed — the actual loan closes IN your LLC (most of these programs can close the deed in LLC)

Credit must be qualified for each, often times 20% down is the required down payment, but we can still say yes! Ask me about any of these 🫶🏻
