🏠 The lowest rate doesn’t always mean the best mortgage or even the lowest payment in some cases.

One of the biggest parts of my job is figuring out how to structure a loan around the actual person buying the house.

Sometimes a slightly higher rate with lower closing costs makes more sense.

Sometimes FHA beats conventional. Sometimes conventional wins.

Sometimes putting more money down makes sense. Other times, keeping that money in savings is the smarter move.

Seller concessions, mortgage insurance, discount points, down payment assistance, cash to close, and how long you plan to own the home can all change the answer.

Two people buying the exact same house might be better off with two completely different loan structures.

A mortgage shouldn’t just get you into the house. It should make sense for your finances, lifestyle, goals, ownership timeline, and in most cases it isn't just about the rate.

What does a Loan Officer do? 🤔

I would best describe us as the conductor of a mortgage real estate transaction, guiding clients from the initial application to closing. Behind every loan is a team of experts: realtors who guide borrowers through the initial process and negotiate deals, transaction coordinators who ensure a smooth process, loan officer assistants who provide administrative support, insurance agents who write up homeowners insurance policies, processors who help review and prepare the loan package, underwriters who assess the creditworthiness of borrowers in line with whatever agency guidelines, appraisers who determine the value of the property and condition according to agency guidelines, title and escrow teams who facilitate the transfer of ownership, funding and wiring teams who manage the flow of funds, and closers who finalize the deal. A loan officer coordinates with all of these different professionals to achieve one goal - a happy closing. Also, we dive in to help in almost all of these aspects when needed.

We're the face of the transaction, the ones who communicate with clients and guide them through the process, but it takes an entire orchestra to close a loan. We all work tirelessly behind the scenes to bring it all together. So the next time you think about a loan, remember that it's not just one person who makes it happen - it's a team of dedicated professionals working together in harmony to get you the keys to your new home. 🏡 Two houses are priced at the exact same amount… and have VERY different monthly payments.

A $400,000 house is not always the same as the $400,000 house in the next neighborhood.

Why?

Your payment can change based on things like:

• Property taxes
• Homeowners insurance (prior claims exc)
• HOA dues
• Down payment
• Loan program
• Interest rate
• Mortgage insurance
• Seller credits or rate buydowns

For example, two homes both priced at $400,000 could have noticeably different payments simply because one has higher property taxes, a higher insurance premium, or an HOA. Even if it is the same down, same rate, same mortgage insurance, those escrow items can make the properties different payments.

It is always best to get some estimated scenarios when shopping from your lender. 🙂

💰 One of the biggest surprises for homebuyers is that it's not just about having enough money to buy a house. It's also about being able to show where that money came from.

Most mortgages processes require a clear paper trail / sourcing. 📄

Lenders / underwriters are required by agency guidelines to verify a few important things regarding this topic.

✅ You are the person buying the home.
✅ You are the person who owns the assets being used.
✅ You are the person making the down payment, paying closing costs, and paying off any debts needed to qualify. Technically, when receiving seller credits/concessions those belong to you. Also, gift funds with a gift affidavit letter belong to you.

This isn't because we don't trust you. It's because mortgage guidelines are designed to prevent fraud, identity theft, and money laundering while making sure every loan meets agency requirements.

So what does that mean for you? 🤔

The easiest way to keep your money traceable is to leave it in your bank or credit union account. 🏦

Moving money electronically between your own accounts is usually easy to document. 💻

If you're receiving a down payment gift from family, that's completely okay too. It just needs to be documented correctly. 🎁

If you deposit a large amount of cash or move money around right before closing, don't panic. Just know your lender will likely need documentation showing where it came from. 📑

This is called sourcing your funds.

Sourcing simply means following the path of your money from where it started to where it's being used for your home purchase. The cleaner that paper trail is, the smoother your loan process usually goes. ✔️

💡 My biggest piece of advice is this.

Before you move large amounts of money, pay off debts, or make any major financial changes while buying a home, give your loan officer a quick call first.

A two-minute conversation can save you days of paperwork and prevent unnecessary delays.

One of the biggest misconceptions in home buying is that you need to put a large down payment down - or in some instances should.

In reality, putting less down can sometimes be the smarter financial decision. It can mean:
• Lower upfront cash needed at closing
• More money available for renovations or repairs
• A healthy emergency fund after you move in
• Greater financial flexibility

Every situation is different, and using all of your savings on a down payment isn't always the best move.

There are some great financing options available, including VA, FHA, and USDA loans. Here in Idaho, Idaho Housing Down Payment Assistance programs can also help qualified buyers get into a home while preserving their savings—often with as little as a $500 minimum borrower contribution.

I'm grateful to have helped several families purchase homes this year using Conventional, FHA, and USDA financing through Idaho Housing, and it's been rewarding to show people that homeownership can be more attainable than they thought.
