One-time restoration of entitlement is exactly what it sounds like: a single opportunity to restore VA entitlement used on a prior loan, even if that property is still owned by the veteran.
The requirement is specific. The prior VA loan must be paid in full. The veteran retains the property, but the loan is completely satisfied. In that situation, the VA may restore entitlement one time, allowing the veteran to use the benefit again on a new purchase.
It is a one-shot tool. Once used, any future entitlement restoration requires both full payoff and sale of the property that carried the charged entitlement. There is no second use of this particular option.
Why does this matter? Veterans who plan to eventually rent out a prior home sometimes use this restoration option without understanding it is limited. A hasty decision here can create complications for the next purchase.
