While GDP growth exceeded expectations, its impact was minor, and mortgage rates ended the week with little change. In December, core PCE, was up 2.9% from a year ago, and down from an annual rate of 3.2% last month - lowest since March 2021. During Q4 2023, GDP rose at an annualized rate of 3.3%, down from 4.9% Q3 2023. The economy has shown few signs it will enter a recession. The European Central Bank (ECB) held benchmark interest rates steady for the third meeting in a row. No change in rates is expected at the next Fed meeting on Wednesday. Next week’s reports: ISM index and Employment.

Mortgage rates ended the week higher due to strong economic data. In December, retail sales rose 0.6% from November and up 5.6% from last year. Jobless claims remain consistently strong at 187,000, fewest since Sept ’22. In December existing home sales were 6% lower than last year. Inventory stands at 3.2-month supply. Median existing-home price of $382,600 was up 4% from last year. Single-family housing starts fell 9% from November (following an 18% increase last month) but 16% higher than a year ago. Single-family building permits rose to the highest level since May 2022. Next week’s reports: New Home Sales, GDP & PCE price index.
