Big changes are coming to the appraisal process this fall, but if you're buying a home, there's no reason to worry.

Beginning in November, Fannie Mae and Freddie Mac will require a new appraisal reporting format designed to create more consistent property valuations and improve the quality of appraisal data across the country.

For most buyers, the process will feel very familiar. An appraiser will still evaluate the home, compare it to similar properties, and determine its market value. The biggest changes are happening behind the scenes with how appraisals are completed and delivered.

I never planned on a career in mortgage lending. I actually thought I was going to become a therapist. Then I took an after-school job at a mortgage company in 1997, and everything changed.

What I discovered is that this career is really about people. Every client comes with a different story, different goals, and different questions. I love helping people work through one of the biggest financial decisions they'll ever make, giving them the knowledge and confidence to move forward.

Over the years, I've had the opportunity to serve in leadership roles, mentor other loan officers, and help shape the next generation of mortgage professionals. Those experiences have made me a better advisor because they've reinforced something I've believed from the very beginning: listening is more important than talking. My job is to understand what's important to you, explain your options clearly, and help you choose the loan that best supports your goals.

BUY NOW OR KEEP SAVING?

This is one of those questions that doesn't have the same answer for everyone.

Saving more money can absolutely strengthen your position. On the other hand, waiting could also mean paying higher home prices or spending another year renting.

Instead of trying to predict the future, I like helping buyers compare both scenarios. Once you see the numbers side by side, the decision usually becomes much clearer.

It starts with understanding what feels comfortable for your family. Just because a lender says you qualify for a certain amount doesn't mean that's the payment you want to live with every month.

I've been doing this since 1997, and one thing I've learned is that the happiest homeowners are the ones who bought with confidence, not uncertainty. Before we ever look at homes in Lehi, let's figure out what buying power means for you.

Not every buyer looks the same. Neither should their loan.

Timing is the reason most move-up buyers hesitate. It is also one of the most solvable problems in the transaction when a lender knows what they are doing.
