"Urgent FHA Announcement"

An important policy change was just issued by the FHA that will directly impact our eligibility criteria for FHA loans.

Effective on case numbers assigned on or after May 25, 2025, FHA will no longer permit loans for borrowers who are non-permanent residents. This change applies to both Title II and Title I programs.

What This Means:
• Non-permanent residents are no longer eligible for FHA financing.
• This includes all individuals with Employment Authorization Documents (EAD cards) and VISAs.
• Only U.S. Citizens and Permanent Resident Aliens (Green Card holders) will now be eligible for FHA-backed loans.

If you have any clients ready to get pre-approved, please have them call me ASAP to the get the loan application process started so we can secure an FHA case number before the deadline.

Time for an industry update: Housing is doing remarkably well, leading the overall economic recovery. After the spring's plummet, housing has rebounded significantly and when charted, forms a clear V shape. Home sales and new construction were very strong this summer. Plus, recently released numbers show record-breaking gains in home values. That could mean many thousands in equity growth for homeowners. Still thinking about a refinance? They'll be more expensive as of December 1! The Federal Housing Finance Agency (FHFA) has announced a new fee, so even though rates are still low, your refi will soon cost a little more. If you're interested in saving on your monthly payment, accessing cash from your home's equity, or shortening your loan term, please comment below or reach out over your preferred channel. December may seem far away, but a lot of interested homeowners are likely to pursue a refinance before the fee increase. The sheer volume may lead to delays, so it's wise to get started now.

Freddie Mac is reporting 2.98% as the average rate on a 30-year fixed-rate loan. It's the lowest average rate in the 49-year history of their weekly industry survey, and the first time the average has dropped below 3%. Of course, actual rates depend on a variety of factors.
