Most homeowners look at their roof after a hailstorm and don't see the damage that costs the most.

Here is what a real hail damage roof inspection looks for beyond the obvious:

Granule loss β€” hail knocks the protective minerals off shingles, accelerating weathering. A shingle can look intact and have lost 40% of its useful life.

Bruising β€” the asphalt mat beneath the surface gets compressed by impact. You won't see this from the street, but it cracks under temperature swings.

Flashing, gutters, AC units, skylights, pipe boots β€” all documented as part of a complete inspection that supports your insurance claim.

Right now, you have more leverage than you think.

The DFW new construction market in 2026 is more competitive than it has been in years. Builders are fighting for buyers β€” and the incentives reflect that.

What builders in DFW are offering right now:

Interest rate buydowns: A 2/1 buydown temporarily reduces your rate for the first two years. A permanent buydown locks in a lower rate for the life of the loan.

Closing cost contributions: $5,000–$15,000 toward your closing costs. Some builders go higher on spec homes they need to move.

Design center credits: $10,000–$30,000 to spend on upgrades. Watch the pricing carefully inside the design center.

Appliance packages and extras: Refrigerators, washers and dryers, fencing, and landscaping packages being offered to stand out.

Price reductions: Over 40% of builders nationally reduced prices heading into 2026. In DFW, reductions of 3–7% off base price are not unusual on standing inventory.

The catch most buyers miss:
Nearly all incentives are tied to using the builder preferred lender. Get a quote from the builder lender AND an independent mortgage broker. Compare total loan cost β€” not just the monthly payment.
