Had a client that spent $119,000 in builder upgrades & the home appraised for $5,000 more than other base homes. While the gap is not usually that large, you do not get $$ for $$ in home value for the upgrades you are selecting & those upgrades are premium priced. This buyer also did not have a realtor and only relied on the builder's salesman for guidance. BIG MISTAKE!

Did You Know:
1. When you use a realtor to buy new construction, it costs you $0! The builder pays your realtor.
2. It's just as important to get a home inspection on a new build as it is on an existing home. While it's not required for the home loan, it is for your peace of mind!
3. Some builders will offer more concessions if you do not use a realtor. There's a reason why!
4. A new construction home purchase contract can be just as negotiated as an existing home so don't rely on the builder's sales rep, use a realtor.
