🏡 What is an FHA Loan? (And why so many first-time buyers use it)

An FHA loan is a mortgage backed by the Federal Housing Administration designed to help more people become homeowners.

Here’s why it’s so popular 👇

✔ Low down payment – As little as 3.5% down

✔ Flexible credit guidelines – Often easier to qualify than conventional loans

✔ Gift funds allowed – Family can help with the down payment

Example:
A $300,000 home could require about $10,500 down with an FHA loan.

Things to know:
• The home must be your primary residence
• FHA loans include mortgage insurance

Here’s the honest answer from a loan officer 👇

Right now 30-year mortgage rates are sitting around the low-6% range. Not the 3% we saw in 2021… but also much better than the 7–8% range buyers faced last year.

But here’s the part most people are missing:

📈 Home prices are still rising in many areas.
⏳ Waiting for rates could mean paying more for the same house.

A simple example:

Buy a $400k house today at ~6%
vs.
Wait for a 5% rate but the house is now $440k

👉 Your payment could actually be similar… or higher.

The strategy many buyers are using right now is:

✔ Buy the home when you find the right one
✔ Lock the rate you can afford
✔ Refinance later if rates drop

You can refinance a rate.
You cannot go back and buy a house at yesterday’s price.
