As long as you are keeping your debt in line with your income—and even better, paying it off—your student loan, car loan or any other debt, by itself, won’t keep you from buying a home.

With mortgage rates on the rise, prices should begin to slow and/or decrease. After all, People buy based on payment.

If you believe this to be true, buying in a higher rate environment can be a good thing, in the long run as eventually, rates will come back down.

Two prices .. same exact house.

$300k at 5.5% = $1703
$269k at 6.5% = $1700

If the increase in rates helped suppress the purchase price, that person is in a much better position in the future. They can always refinance to a lower rate. The higher purchase price individual, is stuck with that larger purchase amount.

That's why I say .. Date the Rate, Marry the House!!

Find the silver lining.

The truth is, buying a fixer-upper may be a cheaper way to become a homeowner, but renovating it can often push your overall price tag into the same range as buying a move-in-ready home.
