Nobody grows up saying they want to be the person who reads a bank statement line by line.

Somebody has to, though. Somebody has to spot the deposit that needs a paper trail, ask about the car payment that is not on the application, and say out loud that the payment is tighter than you think before you get attached to a house.

It is not an impressive job to describe at a dinner party. It is a useful one. Most of what I actually do in a week is catch things while they are still easy to fix, so nobody finds out the week of closing.

So if your loan closes on time and nothing weird comes up, that was not luck. Somebody was paying attention early, when it was boring.

It is easy to focus on the approval amount, the pretty kitchen, or the monthly payment shown online.
But real homeownership includes more than that.
Maintenance. Closing costs. Utilities. Repairs. Savings. Life.
A good mortgage conversation should slow things down enough to make the decision clearer, not scarier.

If you are looking at a $600,000 home, a $5,700 seller credit can either save you about $93/month…or about $367/month in year one.
Here is the simple example:
Purchase price: $600,000
Loan amount after 5% down: $570,000
Example rate: 6.53%
Estimated principal and interest payment: $3,614/month
Now let’s say the seller is willing to give a $5,700 credit.
-> Option 1️⃣ Use it for a permanent rate buydown.
That takes the rate from 6.53% to 6.28%.
New estimated payment: $3,521/month
Monthly savings: about $93
Helpful, but here is the catch:
$5,700 divided by $93/month means it takes about 61 months, or just over 5 years, to break even.
-> Option 2️⃣ Use it for a 1-0 temporary buydown.
In this example, your first-year rate is 1% lower.
First-year example rate: 5.53%
First-year estimated payment: $3,247/month
Monthly savings in year one: about $367
That is a much bigger first-year payment difference.
This does not mean a 1-0 buydown is always the right move.
It means the better question is not just:
“What is my rate?”
It is:
“How can we structure this offer so my cash, payment, and timeline make the most sense?”

Home of the free because of the brave. 🇺🇸

Memorial Day is a sacred reminder that freedom has never been free. It was purchased through the courage, sacrifice, and selflessness of the men and women who gave their lives in service to our country.

Today we honor those heroes with deep respect and gratitude. We remember the families who carry both pride and loss. We pause to acknowledge the generations before us who stood in the gap so we could live in freedom, raise our families in peace, speak freely, worship freely, and pursue our dreams without fear.

May we never forget the true meaning of this day:
To memorialize the fallen.
To honor their sacrifice.
To live worthy of the freedoms they fought to protect.
