Real Estate & Insurance Update: Roof Coverage Is Changing
We’re seeing this situation come up more and more in today’s market, so it’s important to share:
Roof Age Matters
• Many insurance companies will not offer Replacement Cost if a roof is 10+ years old
• Instead, coverage may default to Actual Cash Value (ACV)
• Meanwhile, many mortgage lenders require Replacement Cost to approve a loan
This gap can create delays or complications for buyers, sellers, lenders, and agents — especially if roof age is discovered late in the process.
As insurance professionals, it’s our responsibility to be upfront about roof age and coverage options. Transparency early on protects everyone involved and prevents difficult surprises down the road.
This isn’t about blaming anyone — it’s simply the reality of today’s insurance market. The more awareness there is, the smoother the process becomes for all parties.
