In 2018 I decided it was time to leave the military

The war was dying down and my family needed me.

I had spent the last 21 years traveling the world and serving my country.

Now it was time for my family.

But military retirement, even with disability, would never replace my income.

And I didn't want to have to get a job and spend more time away from my family.

So we began buying rentals.

We leveraged other peoples money, skills and resources to be able to buy 42 rentals in about 18 months.

Now I live in Costa Rica and I have the time and resources to take my family surfing and traveling.

I have the time to actually be there for my family.

All that to say - financial freedom is possible.

Because what I've found is - the perfect time to invest in real estate was 20+ years ago.

But the second best time is right now.

And at the end of the day - you really are only 1-2 rentals away from your best life.

In order to create generational tax free wealth we need a way to pass on our rentals to our kids without incurring estate taxes, Medicaid fees, gift taxes or having go through probate.

So we placed our businesses and properties inside an irrevocable trust.

If you choose to put your real estate in an irrevocable trust that names your children as the beneficiaries, the property will no longer be part of your estate when you die.

By removing it, there will be no estate taxes charged in the transfer and the property will not be subject to Medicaid estate recovery.

However, once the house is in an irrevocable trust, it must remain there.

If the property is sold, all of the proceeds from the sale must be kept in the trust.

But - If you apply for Medicaid within 5 years of putting the house in the trust, it could be subject to a penalty period.

As I was leaving the military, and again as I began investing in real estate I kept coming back to this question - What are you working for?

Like really?

Is it your passion? Your purpose? Your “raison d’etre”, reason for being?

If it’s not then you are wasting precious time that you will never get back!

I mean…

There’s a reason they call it a rat race!

Once you get into it, once you agree that working for someone else just so you can go into debt to payoff the “American Dream”

Is the only way you can live the American Dream… then you’re stuck!

You have to figure out how to make passive and residual income so you can spend less time working and more time living.

2. Build a team
3. Find a property that meets your return criteria

The #1 question I got asked as I was leaving the military was...

What are you going to do now???

And there was all this talk about what was next.

Would I:
- go back to school
- or maybe get some other certification
- and then get a real job, a real 9-5 where we talk sports games at the water cooler, despise our boss, and obsess about the weekend barbecue

Its like there is this unspoken understanding that after the military I would no longer be doing anything cool...

That I would trade
- HALO parachute jumps for 30 minute drives to some desk job
- mountaineering with the boys on the way to some target... for spreadsheets, emails and budget reports
- morning workouts for mandatory board meetings and power points presentations from HR

But what a lot of people at my unit didn't know...

Was that in the year and a half leading up to my separation I had built a business.

My brother and I had bought 42 rental properties in North Carolina.

And we did it so we would not have to get another job, or another retirement plan, or be tied to one location.

So we'd have the freedom to travel whenever we wanted, to live where ever we wanted.

Which is how we ended up in Costa Rica.

All that to say, if you are getting ready to leave the military...

Just understand that there are other options than what TAPS is pitching.

Instead of getting another job and investing in a retirement account you can't use until you're 70...

You could be building a rental portfolio that does both:
1. creates monthly income so you don't need a job
2. appreciates in value and pays you each month so you don't need a retirement plan

Because at any given moment you are but 1-2 rentals away...

From changing your life forever.

But that’s the reality of it all right? People are too lazy to invest in their own dreams! Their own financial freedom, ...

But that’s the reality of it all right?

People are too lazy to invest in their own dreams!

Their own financial freedom, time freedom, etc.

But perhaps that’s the problem with living in the land of opportunity and abundance.

And also why people from other countries work so much harder when the get here…

And why they are so inclined to build wealth.

They know what the alternative is.

But…

We have it so well that we rarely pursue anything more.
