Single-family housing starts keep falling, and July’s 808,000 annualized rate are at their second-lowest level since April 2020! July new-home sales of 607,000 annualized are down 6.3% from last year and haven’t been consistently this low since 2017. Moreover, median prices are at a five-year low. Could be a good time to buy!

The business sector has been liquidating physical inventories for five straight quarters. If companies were expecting future inflation, they would be building inventories to avert further cost increases. Conversely, in 2021 and 2022, corporations sharply boosted inventories for six straight quarters.

Today is an official holiday in Utah, called Pioneer Day. It is in celebration of the first Mormons to enter Salt Lake Valley. I am not Mormon! Nor do I live, work or play in Utah.
Which means I am celebrating Pie and Beer Day.

June housing starts were over the roof! (Giggle) Housing starts surged 19% month over month to 1.427 million annualized units. Unfortunately, single-family unity starts slid 0.2%, continuing their slow, steady 2.5-year deterioration. While the multifamily sector saw starts soar 76.2% to a three year high of 532k annualized units. This will add to the rental supply hang over, which will reinforce the downtrend in the shelter components in CPI.

Boomers are very much active!!!!!!!!!! Those currently between 62-80 years-old, perhaps surprisingly comprise the largest share of US home buyers at 42%. In part, it's because they (and those over 80) control $110 trillion or about 60% of all U.S. household wealth. With that money they are increasingly upsizing their homes by buying bigger ones or financing additions to existing homes. In 2016 4% upsized, it’s now 7%.

June 2026 existing home sales slipped to a disappointing 4.09 million annualized rate. The combination of high interest rates and prices finds housing affordability consistently 30% below the average of the last several decades. The national average gross annual income needed to qualify for a starter home is now $93,264 but median first-time buyer gross annual income is $71,651.
